Construction Project Manager

The Project Manager coordinates project activities in conjunction with the Site Superintendent to provide an organized and safe worksite. Our goal is to complete our projects ahead of schedule, within budget, without compromising quality and by utilizing the expertise of all members of the team to their full potential.

The Project Manager is directly responsible and accountable for all aspects of construction on their projects and the Project Manager’s essential function is to manage the details of the project, including tenders, purchases, subcontracts, changes and coordination of the field activities with the Site Superintendent during the construction period.

**Responsibilities**
- Maintain an up-to-date file or library of material suppliers, current labour laws, equipment rental rates, and qualified subcontractors by category
- Study and understand the contract and/or proposal documents of each project to determine areas that may be ambiguous, present problems and result in unforeseen costs
- Investigate conditions at the jobsite to understand and evaluate site accessibility, surface (and underground if available) conditions and any other factors that would affect construction methods and costs
- Tender each component of the job, negotiate, purchase major materials, and award subcontracts
- Prepare and update as necessary the job progress schedule
- Coordinate material deliveries and subcontract work in accordance with progress schedule and adjust as necessary due to changes
- Resolve, or assist the Site Superintendent in resolving, design and detail problems with owners, design agents, suppliers, and subcontractors
- Schedule and attend preconstruction and on-going job meetings with sub-trades and owners. Discussion to include (but not limited to) site safety, scheduling, budget and change requests
- Maintain and track job cost in relation to the estimate to determine cost savings and cost overruns to predict overall final construction costs as the job progresses
- Analyze job cost reports to determine recommended action on overruns.
- In conjunction with Site Superintendent, prepare data for monthly invoices and submit in a timely manner to the Accounting Department
- Code and approve invoices
- Assure that details and shop drawings are received, submitted, corrected, approved and returned to the suppliers and subcontractors to assure delivery of materials and equipment to support progress schedules. Maintain shop drawing approval files
- Monitor maintenance of applicable contract files
- Supervise all job correspondence
- Assist and cooperate with Site Superintendents in maintaining good subcontractor relations
- Estimate and submit timely change requests to the design agent or owner. Prepare and execute change orders between the company, architect/owner, and subcontractors.
- Request extensions of time as required by change requests and outlined in contract documents.
- Monitor the maintenance of as-built drawings by the Site Superintendent as required
- Prepare special reports if requested by the President.

**Requirements**:

- 5+ years of project management experience in commercial construction.
- Knowledge of construction process, drawings/blueprints, specifications, schedules, budgets and project management methodology
- Competently manage the design and construction process from project start up to project close out
- Maintain a high degree of integrity, loyalty, honesty, and confidentiality
- Personable; able to communicate in a professional manner with Owners, Inspectors, Architects, and others having a direct interest in the project being constructed
- As an able decision maker, you must be able to work will in a high-pressure environment and be diligent when dealing with unexpected occurrences or delays
- Demonstrated experience to lead and motivate project teams
- Ability to communicate effectively (written and verbal) with various individuals/stakeholders
- Flexibility in working periods of overtime and travel to sites on occasion
- Must have and maintain a valid driver’s license for Canada

**Wage to be determined based on experience. Position may be based out of Red Deer or Calgary, AB.**
