Construction Supervisor

**Summary**

Reporting to the Senior Project Manager, the Construction Supervisor is accountable for field operations from initial project planning to completion for high density 6 story wood frame rental buildings. This person is responsible for the site management of the project and all project activities, including the supervision of self-performed and subcontracted construction work, and focuses on managing the execution of the work by utilizing and leveraging the team’s experience. This includes ensuring that the project is built on time, within budget, and according to company policies and procedures. This person is responsible for managing, directing, and mentoring all direct reports and field personnel, and possesses comprehensive knowledge of the project management lifecycle. The Construction Supervisor plays a strategic role in the constructability of the project through their continuous and active review of all project documentation, activities, progress, etc.; seeking out potential for risk and opportunity and implementing the required measures to correctly address and resolve issues.

**Execution**
- Create, maintain and execute the project plan and provide overall site supervision for the project duration.
- Ensure strict compliance and adherence to Health and Safety, budget, project milestones / completion dates and quality management.
- Play an integral role in all stages of the estimating cycle, with accountability for the accurate translation of estimate to work plan.
- Review and understand contracts / subcontracts and identify potential risks / exposures and corollary means for mitigation and resolution.
- Review construction drawings and specifications, planning and preparation of execution, inspection, testing, and safe work plans, and preemptively address potential conflicts / problem areas.
- Maximize opportunities to ensure that all financial targets, including budgets, forecasts and profitability levels are met.
- Provide subcontractors and project personnel with clear and timely communication regarding the expectations and directions insofar as schedules, construction methods, company policies and procedures, permits, quality control, and other performance standards.
- Develop and maintain strong customer focused relationships with all stakeholders.
- Review and approve the submissions and revisions of project drawings with subcontractors and other supervisory personnel.
- Implementation of and adherence to the project safety plan, including verification of personnel competency and completion of required site documentation.
- Work with the Senior Project Manager to ensure all site personnel are orientated and meet minimum site requirements.
- Attend all pre-tender meetings.
- Lead regular (weekly) construction progress meetings with trade contractors and provide reporting updates to the Senior Project Manager.
- Ensure that project site and company assets are secure.
- Manage team members and conduct performance reviews. Carry out performance management, disciplinary action, termination, back charges, and other required actions.
- Always maintain a safe and respectful working environment and address personnel issues as they arise with the support of the Senior Project Manager.
- Manage site personnel, subcontractors, vendors/suppliers in a professional and assertive manner.
- Review billable charges for materials and subcontractor requisitions and approve or deny as appropriate.
- Ensure project closeout is appropriately finalized to settle all financial obligations, demobilize resources, and transition the project to the client/owner.

**Planning and Process**
- Visualize the entire project, plan and create the complete project schedule and forecasting, identify the critical path and anticipate constructability issues and develop contingencies.
- Understand project specifications and general conditions of the contract and confirm that all materials and work comply with the contract and quality specifications.
- Communicate and work with the Senior Project Manager and other personnel as required with respect to changes to methods, materials, schedules, and procedures.
- Document and report all changes, occurrences, non-conformances, etc. to the Senior Project Manager in a timely manner.
