- Property Manager
General Nature & Scope of Work
Under general direction and supervision of the President and/or Senior PM, the West End Property Manager (PM) is responsible for oversight of industrial and residential (consisting of rental and condominium) assets within the company portfolio (buildings located the areas of Etobicoke to Waterloo and one day per week required to be spent in our Oshawa office) ensuring compliance with financial, contractual and legal requirements. The PM provides oversight of all property management functions including leasing, operations, tenant relations, budgeting and administration.
Essential Functions
**OPERATIONS**
Oversee and coordinate day-to-day operational management of each property
Function as the point person for all properties in the portfolio. Resolve tenant and property issues.
Supervise and review performance of operational, and administrative support staff
Manage capital projects, tenant improvement projects at each property
Manage preventative maintenance programs at each property
Supervise and review all items pertaining to third-party involvement with the asset, including contractors, trades, and suppliers
Attend property management meetings
Conduct regular site inspections for each property
Physical condition of each property: Meet company requirements and other specific goals identified in the business plan
**LEASING**
Manage leasing administration
**FINANCIAL and ADMINISTRATION**
Annual asset business plan for each property: Each year, prepare annual business plan for strategies, financial goals, and physical condition; including the budget and capital expenditure expectations.
Financial results for each property: Achieve targeted results consistent with the approved annual asset business plan and budget.
**Reporting Requirements**:
Internal reporting: Maintain and keep current all required internal periodic reports and keep the management system up to date on each property
Prepare interim and annual performance reports and information as required
Knowledge, Skills & Abilities
**Knowledge of**:
Property management /operations and practices
Construction, trades, building envelope, electrical/mechanical systems
Accepted methodologies for budgeting; risk management; cash disbursement policies and procedures
Employee management practices
**Skill Level**:
Proficient in speaking and writing in English
Superior writing, communication skills and attention to detail
Strong analytical skills for financial and industry data
Excellent negotiation experience and skills
Strong organization skills
Excellent interpersonal skills for establishing and maintaining effective working relationships with tenants, employees, trades/contractors, investors, property management companies, community members and other business stakeholders

Read and interpret financial statements; read, interpret, and comment on legal documents
Develop, prepare, and manage budgets as well understand and interpret proformas
Manage sensitive information and transactions
Manage day-to-day operations of all properties in portfolio
Maintain flexibility in operating and focusing on multiple projects in a manner that is sensitive to deadlines and changing priorities
Proficiently work with spreadsheet software and Microsoft Office
Manage, direct and supervise staff and third-party contractors
**Education & Experience**
A combination of education/training, related experience and achievement of designation is required as follows:
5 or more years direct experience in property management with experience in industrial/office commercial and residential real estate required and
- Must already hold or be willing to obtain a general license issued by the CMRAO
- CPM designation preferred
- Real estate license an asset
- Education and/or training in related fields

While performing the duties of this job, the employee is frequently required to sit and use a keyboard
Regular travel by various modes of private and commercial transportation within the Ontario region is required
Reliable Car and G-class driver's license is required
Must be physically capable of lifting, bending, climbing, standing, and walking, especially pertaining to inspection of buildings where navigation of stairs, crawl spaces, basements, utility spaces and roofs, etc. may be required
