**BUILDING MAINTENANCE WORKER**

We are looking for a hard-working, dependable **Building Maintenance Worker** to join our Building Management team. In this role, your main task is to assist with maintenance around the property, ensuring our building remaining safe and functional. You may be asked to perform basic repairs on our HVAC, plumbing and electrical systems, so we are looking for someone with experience in these areas. You may also assist with carpentry and painting tasks, landscaping, and deep cleaning tasks.

**Key Duties and Responsibilities**
- Establishes, monitors, and carries out preventative maintenance procedures and schedules for buildings, equipment, and grounds.
- Ensures building and equipment meets all functioning requirement, safety, security and fire regulations and policies, makes recommendations for major repairs and purchases to Manager.
- Monitors work performed by contractors, prepares estimates of labour and material costs, contacts external contractors and trades people to obtain quotes and arranges for major repairs and maintenance work.
- Cleans external areas such as entranceways, sidewalks, and parking lots using manual and power brooms, rakes, shovels, and other equipment to remove dirt, leaves, snow, and other refuse.
- Collects and removes garbage and recyclable materials and ensures the safe disposal of hazardous waste.
- Performs minor gardening and lawn maintenance tasks such as mowing, weeding, pruning, and watering.
- Completes and maintains related records such as maintenance logs and security incident reports.
- Transports equipment, furniture and supplies manually and/or using aides such as dollies and carts. Operates a motor vehicle to pick up and move goods and supplies. Arranges furniture for special events.
- Performs other related duties as required

**Requirements**:

- Hands-on building operation experiences
- Solid experience on Preventative maintenance for AC RTUs or fans like replacing belts, cleaning coils, checking valves & dampers, voltage & ampere checks...so on, know how to trouble-shoot the problem
- Solid skill on repairing in-house electrical device, like replacing electronic ballast/circuit breaker.
- Pass local electrical training courses, knows how to safely maintain, trouble-shoot and repair electrical device.
- Possess local Electrical Worker Certificate or equivalent.
- Valid driver's license
- Ability to regularly lift items that are 50-100 lbs.
