Strategic Group is excited to offer a full-time Building Manager position for our Edmonton portfolio. As our Building Manager, you’ll need at least 2 years of experience in a similar role within the Real Estate industry. We’re looking for someone who thrives on tackling operational challenges with a professional, creative, and unconventional approach. Your role will involve creating and maintaining a building environment that reflects positively on our organization.

Key Responsibilities
- Coordinate and oversee regular building maintenance and repairs.
- Manage and direct cleaning and security staff.
- Prepare and implement emergency protocols and procedures.
- Maintain a safe environment for building occupants and visitors.
- Negotiate and liaise with third-party service providers.
- Conduct regular building inspections and prepare reports.
- Serve as the primary contact for the property and ownership.
- Create and monitor property budgets and proposals for major capital renovations.
- Monitor, analyze and report monthly on the operating budget.
- Work with Operations and leasing team members to ensure high standards of service.
- Oversee all monthly move-ins/move-outs and ensure units are ready for occupancy.
- Manage tenant concerns, repairs and service requests to ensure consistent high-level service.
- Handle tenant relations, including rent collection and lease obligations.
- Plan and execute tenant events and engagement programs.
- Negotiate and manage vendor contracts.
- Ensure all property management policies, procedures, and operations comply with Alberta laws.

**Requirements**:

- 2 years of experience working as a Building Manager, Apartment Manager, or a similar role in the Real Estate industry.
- BOMA certification preferred.
- Knowledge of relevant laws, regulations, and building codes.
- Excellent project management and negotiation skills.
- Strong communication and customer service skills.
- Strong critical thinking and problem-solving skills.
- Ability to adapt to changing client needs and deliver successful results within tight deadlines.
- Full knowledge of budget, expenditures, new leasing agreements, renewals, terminations, physical space of property, and status of mechanical equipment.
- Ensure efficient operation, maintenance, and repair of properties.
- Responsibility for building revenue and expenses, including operating within approved budget, analyzing financial statements, and preparing management reports.
- Availability after hours in case of emergencies.
- Excellent customer service and relationship-building skills.
