The **Estimator** is a key member of the purchasing team that is responsible for setting up and maintaining take-offs and room codes in the Caivan Product Library, as well as model options if requested. The product library includes time of sales and design studio options. The** Estimator** is also to be responsible for providing reliable assessments to inform construction cost for new models and providing cost guidance for alternate designs, construction methods and specifications.

**Key Responsibilities**:

- Setup and maintenance of take-offs and room codes in the Caivan Product Library.
- Estimate of model options or global codes for the Caivan Product Library if requested.
- Creation of estimates for new models by determining the cost of materials, equipment, and labor or estimating contractor’s unit rates to take offs.
- Obtain trade rates needed for required estimates.
- Support Contracting Operations as required:

- Tendering process for homes and associated options
- Tender analysis and award scenarios
- Research, identify and suggest new specs that reduce costs and/or increase the value of Caivan products in the market. Work with other departments for implementation.
- Support all other departments on costing their initiatives for new designs, products, processes, and specifications.
- Liaise with trade partners and other departments to troubleshoot issues, coordinate solutions, and resolve conflicts.
- Assume a technology role working closely with Technical Team Leads to create and improve processes and tools for estimating, budgeting, and forecasting.
- Performs other duties as required.

**You will bring**:

- Post-secondary education - Bachelor’s Degree or College Diploma related to engineering, architecture, or construction, or equivalent experience.
- Estimating experience in construction.
- Experience with take-offs software: Bluebeam, Plan swift, etc.
- Experience with Newstar is an asset.
- Exceptional Excel skills.
- Knowledge on Ontario Building Code Part-9, best industry practices and standards.
- Creative problem solver, energetic, organized, eye for details and outstanding oral and written communication skills.
- A passion for learning new technologies and training others.
- Self-starter with the capacity to identify new business opportunities and the analytical ability to create plans and to realize them.
- Ability to manage multiple projects and objectives quickly and efficiently.
- Ability to accurately and efficiently setup, create and maintain documentation metadata.
- Ability to interpret and implement processes, procedures, workflows, and standards.
