**Job Summary**
This position will be responsible for the day-to-day operations of two rental buildings, duties include but are not limited to:
**Duties**
Rental Activities
- Respond to all rental leads;
- Schedule viewings and perform showings;
- Qualifying prospects;
- Prepare tenancy documentation;
- Perform move-in and move-out condition inspection;
- Collect, deposit, and record all monies received;
- Ensure vacant units are clean upon turnover;
- Conduct professionalism, in accordance with company guidelines while abiding by the Residential Tenancy Act;
Administration
- Produce monthly reports: Manager’s report, rent roll, bank deposit slips, etc.;
- Deal with Tenant related issues, serve notices as required;
- Enforce the building rules and regulations;
- Maintain intercom system to keep Resident data up to date;
- Resolving inquires and concerns from relevant stakeholders;
Record Keeping
- Maintain a physical and digital individual file for each Resident, keeping track of all correspondences and documentation relating to the Tenancy;
- Maintain a daily log of all administrative activities;
- Produce monthly trades report, tracking all outstanding purchase orders and reconciling completed jobs;
- Maintain and submit all other reports as required by the Property Manager;
Maintenance
- Coordinating and managing external trades;
- Maintain exterior cleanliness, areas including but not limited to: all common areas, entrance ways, driveways, and sidewalks; duties include: mowing the the lawn, general landscaping and watering of all grassed and landscaped areas;
- Maintain interior cleanliness of the building, areas including but not limited to: all common areas, amenity rooms, hallways, stairwells, parkade, elevator, laundry rooms, storage rooms, electrical rooms, and boiler rooms;
- De-icing and snow removal from building entrances, sidewalks, and driveways;
- General repairs & maintenance;
- Suite painting upon turnovers;
- Remove garbage from all common areas and amenity rooms, and ensuring the garbage room/area is tidy and clean;
- Conduct regular safety and security inspection of the building and grounds;
- Perform other duties as requested by the Property Manager;
Preventative Maintenance
- Proper maintenance of all building equipment, including but not limited to fans, motors, vacuums, and lawnmowers; including the oiling and maintaining of the boiler, circulating pumps and roof fans;
- Conduct visual inspection of all fire and life safety equipment, including fire doors, alarm systems and emergency generators on a regular basis; ensuring equipment is in operable condition and is tested/serviced by license professionals in accordance with local Fire and Safety regulations;
There is a potential opportunity for a live-in caretaker role.

Full-time but flexible

**Salary**: From $4,000.00 per month
Schedule:

- 8 hour shift
- Every Weekend
- On call
- Weekend availability

Ability to commute/relocate:

- Nanaimo, BC V9R 1W8: reliably commute or plan to relocate before starting work (preferred)

**Experience**:

- property management: 1 year (preferred)

Pay: From $4,000.00 per month

Schedule:

- 8 hour shift
- On call
- Weekend availability
