If you share our values and would like to work with skilled professionals, Armour is presently seeking a Real Estate Controller.
Reporting to the Director of Accounting, the Real Estate Controller will provide financial & administrative support for Armour Group’s entire portfolio of properties by leading a team of accountants, reviewing financial reporting, managing revenues and receivables and assisting in other projects as required.

As Real Estate Controller, you will:

- Provide direction and advice to a team consisting of property accountants, an AP specialist and junior analyst.
- Prepare accurate, timely financial statements in accordance with our established schedule.
- Prepare the quarterly NOI consolidation and analysis workbook for the real estate division.
- Responsible for all aspects of the quarter and year end closing processes, including recording accruals and posting adjusting journal entries.
- Investigate and resolve discrepancies in accounts.
- Review tenant leases to ensure the financial aspects are recorded and enforced in a timely manner.
- Assist in the compilation of annual budgets and periodic reforecasts for the Property Management division.
- Review and file HST for all operating entities within the Real Estate division.
- Optimize the use of accounting software (Yardi) and streamline other sources of supporting information.
- Responsible for cash flow management of the division; forecasting cash flow needs of the business and any funding requirements, as well as when excess cash is available for investment.
- Assist the property operations team with analysis of actual versus budgeted results and assists in identifying cost efficiencies or opportunities that exist within the division.
- Lead the annual tenant statement and tenant reconciliation process.

What we’re looking for:

- Post-secondary degree in Business, Accounting, Finance or related function. CPA Designation is an asset.
- 5+ years of accounting experience; prior experience in property management is considered an asset.
- Proven ability to successfully lead teams.
- Strong analytical skills with a high attention to detail.
- Ability to problem solve by effectively managing the root cause of an issue.
- Effective organizational and time management skills with a focus on achieving deadlines.
