**_ Role Overview:_**
- Reporting to the Property Manager, the Building Maintenance Tech is responsible for maintenance and repairs for residential and commercial properties, either self-performing the work or sub-contracting, in one of more areas such as electrical, plumbing, painting, door hardware, and grounds-keeping. _

**_Responsibilities/Duties:_**
- _ Day to day, monthly and annual building and ground maintenance for commercial properties and residential condominiums e.g., grass, sprinklers, filters, etc._
- _ Establishes, monitors, and carries out preventative maintenance procedures and schedules for buildings. Ensures building meet all safety, security, and fire regulations and policies. Makes recommendations for repairs and purchases to the Property Manager. _
- _Monitors work performed by contractors, prepares estimates of labour and material costs, contacts external contractors and trades people to obtain quotes and arranges for major repairs and maintenance work._
- _ Cleans external areas such as entranceways, sidewalks and parking lots using manual and power brooms, rakes, and other equipment to remove dirt, leaves, and other refuse. Performs minor gardening and lawn maintenance tasks such as planting, weeding, and watering. _
- _Completes and maintains related records such as maintenance logs and security incident reports._
- _ Self-performing repairs and maintenance whenever possible. _
- _Inspections e.g., fire extinguishers, make-up air, furnaces, sub-pumps, etc._
- _ Troubleshooting building systems problems._
- _ Ground works - sweeping, raking, weed control, garbage pick-up, etc. _
- _On-call 24/7 - first contact for any tenant emergencies._

**_ Knowledge, Skills and Abilities:_**
- _ Handy man/jack of all trades type - experience in plumbing, carpentry, plumbing, electrical, etc._
- _ Physical fit - on their feet most of the day and must be able to lift 100 lbs._
- _ Manual dexterity._
- _ Mechanically inclined._
- _ Computer literacy skills. _
- _Excellent customer service skills - friendly, approachable._
- _ Self-motivated - works with mínimal supervision, working alone 90% of the time._
- _ Eye for detail._
- _ Operate equipment - skid steer, forklift, and scissor lift._
- _ Safe driver - lots of driving within and around the city required._

**_ Qualifications:_**
- _ 2 + years of experience in building maintenance would be considered an asset. _
- _Ticketed carpenter, plumber or electrician would be considered an asset._
- _ Skid steer, forklift, and scissor lift ticket. (we can do a competency assessment on those that have experience but no ticket)_
- _ Class 5 driver’s license with a clean abstract, reliable transportation._
