This position will be based out of Bird’s Kelowna office and may require travel to client sites.

**Responsibilities**:

- Lead Special Projects tenders and pre-construction efforts.
- Develop estimates and quantity take offs and pricing including for self-perform scopes.
- Prepare Tender Notifications and solicit pricing from trade contractors and suppliers.
- Determine general expenses and provide input into margins/fees.
- Conduct thorough review of the project documents and analyze subcontractor requirements.
- Identifying inherent risk and opportunities including strategies to create a competitive edge.
- Work with client or consultants with respect to issues that may require clarification or elaboration.
- With support from Operations, develop a preliminary project construction schedule as a basis for pricing of time related activities with input from trade contractors.
- Prepare a summary of issues and participate in a detailed estimate review.
- Lead or participate in the closing of the estimate and submission of the tender.
- Assist in the development of post tender submissions and in negotiations as required.
- Participate in project development activities including scope definition and clarification, pre-construction planning, control estimate development and delivery.
- Provide pre-construction services including the preparation of preliminary budgets, cost plans, and value engineering opportunities.
- Work to identify leads and securement opportunities through contacts with clients, consultants, subcontractors, and others in the construction industry.
- Maintain databases, including labour rates, material pricing, and project costs.
- Prepare conceptual estimates by interpreting historical data.
- Lead budgeting meetings with project stakeholders.
- Provide recommendations on trade selections and material alternates.
- Provide recommendations on construction phasing and sequencing.

**Qualifications**:

- +5 years of experience as an Estimator with experience in commercial, institutional, retail projects that range from $500k to $10M
- Completed post secondary education in construction-related or business field or, applicable entrepreneurial experience, trade certification or other related construction industry experience
- Experience with various contract delivery models including, Construction Management, Design Build, Stipulated Sum, and Integrated Project Delivery
- Local market experience and construction industry relationships
- Professional Quantity Surveyor certification is valued asset for this role
- Extensive knowledge and experience with estimating techniques, tendering process and negotiating contracts
- Demonstrate integrity and strives for excellence in the quality of work
- Experience working with estimating software including On-screen Takeoff, Building Connected, Bonfire, Biddingo, and Merx
- Proficient in Microsoft 365, MS Teams, SharePoint, Procore, Blue Beam, and Microsoft Excel and Word
- Familiarity with Virtual Design Construction and experience with 3D take off tools is a valued asset for this role
- Ability to read and interpret construction related documents including plans, specifications, and other technical material
