We are seeking a Maintenance Construction and Service Technician who will play a key role in maintaining over 30 rental properties that we currently own and manage. Your role will be dynamic and require flexibility in a busy environment. Our tenants include a diverse range of people who struggle with poverty.

**Job Purpose**

As assigned by the Maintenance Team Lead, the Maintenance Construction and Service Technician will conduct work order assignments and communicate job progress reports regarding various maintenance tasks for buildings owned and operated by Right at Home Housing Society (RAHHS). They will also conduct specific service tasks related to emergent maintenance during their on-call rotations for after-hours work requests.

Reporting to the Maintenance Team Lead, the Maintenance Construction and Service Technician will be responsible for adhering to standards set forth by the Team Lead regarding quality of work upon job completion. They will coordinate with the Maintenance Team Lead to set professional goals and training opportunities to further their skillset.

**Responsibilities and Duties**

**SERVICE MAINTENANCE (0.5 FTE)**
- Conduct inspections and upkeep of assets in buildings owned and managed by RAHHS on a regularly-scheduled basis, with a focus on identifying and preventing accelerated asset depreciation
- Perform demand service maintenance on the following areas as assigned by the Maintenance Team Lead: Mechanical maintenance; Electrical maintenance; Plumbing; Building envelope (windows, doors, and other structural components which prevent external elements from entering the building); Security maintenance repairs
- Perform emergency repairs to the point of controlling or isolating an incident to prevent damage to the facility
- Provide on-site skills job shadowing and/or cross-training to other employees as directed by the Maintenance Team Lead

**CONSTRUCTION MAINTENANCE (0.25 FTE)**
- Perform repairs and installation maintenance in the following areas as assigned by the Maintenance Team Lead: Drywall; Flooring; Painting; Countertop repair; Doors and locks; Roofing; Windows; General carpentry; Other housing structural repairs as needed
- Provide on-site skills job shadowing and/or cross-training to other employees as directed by the Maintenance Team Lead

**MAINTENANCE ADMINISTRATION (0.25 FTE)**
- Provide detailed reports to the Maintenance Team Lead which outline work performed upon job completion, along with necessary timesheets for payroll submission
- Provide detailed safety and incident reports as needed to the Maintenance Team Lead
- Attend team safety meetings
- Attend job development training opportunities as directed by the Maintenance Team Lead
- Support policy development with meaningful feedback and considerations to standards set forth by the Maintenance Team Lead

**OTHER DUTIES AS REQUIRED**
- Perform emergency service maintenance work as needed in rotation with the RAHHS emergency on-call policy and procedures

**Qualifications**
- Class 5 Drivers License, with accepted driver’s abstract provided within 30 days of hire
- Criminal record check provided to Human Resources within 90 days of hire
- Ability to become familiar with tenants and maintain a friendly and supportive relationship with them
- One of either: Fourth class power engineering certification, or Plumber and Gasfitter Class B certification
- Medium-level of skill development in property maintenance, including, but not limited to:using home repair tools and organization of such tools into job boxes for various types of construction work
- Ability to assess damages to a property
- Past experience in minor repairs, such as painting or floor tiling/laminate
- Experience working with HVAC systems
- Experience with some plumbing repairs
- Ability to develop job skills through hands-on training and experience

**Terms of Employment**

**Hours**

You will be expected to work 37.5 hours per week, with a schedule of five days a week Monday-Friday between the hours of 8am-5pm, as agreed upon with the Maintenance Team Lead.

**Compensation**

Overtime at a rate of 1.5 times your rate of pay will be compensated for any hours worked over a 37.5 hour work week.

Following a 6 month probationary period, you will be expected to rotate on-call hours with other permanent maintenance employees, for which every after hours call-out, you will be compensated for a minimum of 3 hours of overtime at a rate of 1.5 times your rate of pay, or for the full period of time the emergency response is conducted per call-out. You will also be compensated for 7.5 hours of regular pay every quarter (in the months of March, June, September, and December) with consideration towards administrative time you are required to be available for emergency call
