**Job Summary**:
The Manager, Building Operations will be responsible for contributing to the successful building operation of adMare and will ensure the delivery of excellent service and a great customer experience. This includes team management, day-to-day building operations relating to preventative maintenance, building maintenance and its technical systems, liaising, and managing the relationship with all external vendors/suppliers relating to building and operational matters. This position will report to the Director of Facilities and will be based in Montreal, QC.

**Responsibilities**:

- Ensure building facilities are compliant with applicable regulations, building codes, policies and that all related documentations are created and maintained.
- Conduct regular building inspections, define inspection protocols and criteria and prepare reports on findings.
- Respond to inquiries and requests from tenants and resolve any problems or issues in a timely manner. Enforce rules of occupancy for building tenants.
- Manage the workorder system.
- Manage and inspect vacant units, plan renovations as necessary.
- Develop, implement, and monitor the preventative maintenance program on all building systems utilizing in-house and contracted services.
- Continually evaluate the effectiveness of maintenance procedures and programs and make changes to improve quality, efficiency, and effectiveness.
- Maintain records and documentation of building and facilities activities. Prepare reports by collecting, analyzing, and summarizing data and trends.
- Participate in the identification of major capital projects. Manage capital projects, actively participate in the preparation and control of capital and operating budgets for building management activities.
- Manage and control inventory of furniture, fixtures, and equipment as required.
- Respond immediately to emergencies both during regular working hours and after hours.
- Ensure compliance with safety matters under Occupational Health and Safety legislation.
- Perform additional assignments as required by the needs of the company, or as directed by the Director of Facilities.

**Experience and Qualifications**:

- Degree Building Operations, Engineering, Architecture, Administration or a related building field. Relevant experience may substitute for the degree requirement on a year-for-year basis.
- Post-secondary education coupled with 5+ years’ hands-on building operations experience preferably in the life science industry.
- Relationship building with diverse groups of people.
- Organizational skills including ability to prioritize and execute tasks in accordance to the timeline.
- Resource management and project management experience.
- Business acumen to understand cost of decisions and scalability of programs.
- Ability to handle emergency situations and ability to succeed in ambiguous, changing, and non-standard environments.
- Developing and managing operating budgets.
- Developing and implementing preventative maintenance plans.
- Customer service driven
- Leadership & team management
- Must be able and willing to work outside regular hours for scheduled maintenance, be available for on-call/standby and emergency call-outs as they arise.
- Proficient in Microsoft Office products.
- Fully bilingual in English and French
