Painting & Maintenance Supervisor

Morosan Construction is seeking a skilled Painting & Maintenance Supervisor to join our team in Southwestern Ontario. As our portfolio of construction and maintenance projects grows, we need a dedicated professional to handle painting and maintenance for properties in London, Kitchener, and Guelph. This role is perfect for someone skilled in painting, experienced in managing construction contractors and employees, and experienced in property upkeep and maintenance.
**KEY AREAS OF RESPONSIBILITY**
**Responsibilities include, but not limited to**:
- Painting and Surface Preparation_
- Prepare surfaces by washing, scraping, sanding, and patching.
- Work outdoors in a fast-paced environment, all weather conditions.
- Review the product data sheet for paint mixing and spraying to create the required paint based on the finish code specified in the project requirements.
- Remove old paint, fill holes, and seal corners as needed.
- Perform accurate DFT readings.
- Perform caulking and carry out fire caulking procedures for commercial projects.
- Use primers and protective coatings to guard surfaces against damage.
- Clean all equipment thoroughly. Flush the paint pumps and run thinners to remove any paint.
- Maintenance and Management Duties_
- Oversee, organize, and arrange the work of construction workers engaged in painting and property upkeep, along with those who install and maintain prefabricated products in both residential and commercial settings properties.
- Perform general maintenance tasks, ensuring projects meet Morosan Construction’s high standards.
- Keep work areas organized and clean; maintain painting supplies and manage inventory.
- Monitor and optimize equipment and supply costs for projects.
- Train employees on job responsibilities, safety protocols, and company guidelines. Address workplace concerns and suggest strategies to enhance productivity and product quality
- Implement strategies to adhere to work schedules and collaborate with other subcontractors.
- Regularly inspect properties for maintenance needs, addressing issues promptly.
- Collaborate with Property Managers and the maintenance team to prioritize and complete tasks efficiently.
- Follow a structured daily, weekly, and monthly task schedule.
- Safety and Compliance_
- Ensure all tasks adhere to health and safety regulations.
- Operate ladders, lifts, and other equipment safely; comfortable working at heights.
- Maintain knowledge of Ontario’s tenant and landlord regulations.
- Willingness to travel to project sites across Southwestern Ontario as required.
**Qualifications**:
- **Experience**: At least 5 years of relevant professional painting experience, including exterior building surfaces.
- **Knowledge**: Familiarity with industrial painting equipment and property maintenance tools; ability to read and interpret technical drawings.
- **Skills**: Strong attention to detail, organizational skills, and problem-solving abilities. Excellent communication and customer service skills are a must.
- **License**: Valid Ontario G Driver’s License with a clean driving record.
- **Physical Requirements**: Ability to lift up to 50 lbs, perform physical tasks, and work outdoors in varied weather conditions.
- **Background Check**: The recruitment process requires a criminal background check.
- **Education**: High School Diploma required.
- **Demonstrated management experience and knowledge of Ontario's residential tenancy laws and Occupational Health and Safety Act are valuable assets.**
