The Opportunity The Manager, Special Projects will oversee complex capital improvement construction and minor development projects across the Greater Toronto Area, reporting directly to the Director of Project Management. This role is accountable for leading all phases of project delivery — from project scoping, conceptual budgeting, into planning and design through construction, close-out, and post-occupancy — for ground-up and re-developments, asset re-positionings, and capital improvement programs across BGO’s portfolio. This position is hybrid and will involve 4 days in the office per week.  The successful candidate will bring deep technical expertise, strategic foresight, and exceptional leadership to deliver projects that enhance asset value, optimize performance, and support BGO’s and their client’s long-term investment objectives. What You Will Do · Lead end-to-end development and construction execution ground-up, redevelopment, and repositioning projects, ensuring delivery on time, on budget, and in alignment with corporate objectives and internal best practices/core procedures. · Oversee capital and landlord work programs, including feasibility assessments, design management, procurement, construction administration, and close-out. · Provide strategic input to development planning, asset repositioning, and value-add initiatives to maximize returns and operational efficiency. · Represent BGO’s ownership interests throughout the project lifecycle, managing consultants, contractors, and stakeholders with authority and professionalism. · Manage project budgeting and financial management, including cost forecasting, value engineering, and approval processes. · Coordinate with internal Leasing, Asset Management, and Property Management teams to align project objectives with business and tenant requirements. · Oversee preparation and execution of design documents, specifications, RFPs/RFQs, and contract agreements (including CCDC forms and internal SGC’s). · Guide consultants through municipal approvals, permitting, and entitlement processes, ensuring proactive risk identification and resolution. · Conduct regular site reviews, quality assurance inspections to uphold construction excellence and compliance standards. · Lead progress and site meetings; manage reporting to senior leadership, investors, and internal stakeholders. · Mentor project managers and team members, fostering a culture of accountability, technical excellence, and continuous improvement. · Prepare and present monthly project status reports, capital tracking summaries, and recommendations for project enhancements. · Champion innovation, sustainability, and ESG integration in all aspects of project delivery. · Support the evolution of BGO’s project management policies, systems, and best practices. Contract Administration · Direct contract negotiation and execution processes, ensuring compliance with corporate governance, bonding, and insurance requirements. · Oversee project documentation, correspondence, and reporting to ensure transparency and auditability. · Manage and approve project payables and draw requests, ensuring fiscal accuracy and accountability. · Provide executive oversight for tender analyses, contractor selection, and change management processes. · Lead annual capital planning and budgeting for assigned assets within the GTA portfolio. Who You Are · 10+ years of progressive experience in project management, construction management, or real estate development, with a proven track record delivering ground-up development, major asset repositioning, and complex capital projects across commercial, industrial, or mixed-use sectors. · Strong technical proficiency in construction methodologies, cost management, design coordination, contract administration and risk mitigation strategies. · Demonstrated experience managing projects exceeding $20M in construction value, from initial planning to occupancy. · Deep understanding of development economics, feasibility, and stakeholder management within institutional or REIT environments. · Exceptional leadership and relationship management skills; able to communicate and influence effectively across all organizational levels, including executive leadership, consultants, tenants, and investors. · Strategic and analytical thinker capable of balancing design excellence, constructability, and financial performance. · Advanced proficiency with MS Project, and Microsoft Office Suite; familiarity with AutoCAD or equivalent tools for design coordination and Yardi Construction Manager would be an asset. · Post-secondary degree in Engineering, Architecture, Construction Management, or related discipline required; PMP designation or equivalent professional certification considered an asset. · A car and valid driver’s license are required; mileage reimbursement or car allowance provided. · Police clearance required as a condition of employment. The Expected Base Pay Range: $125, - $140, The Base Pay range is for the primary location for which the job is posted.
