Job Responsibilities: The Maintenance Technician will be responsible to ensure all equipment and systems are operated in a safe and efficient manner and are in compliance with all applicable government codes & regulations. Essential Duties and Responsibilities: The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty. Conduct inspections on all site mechanical, electrical, and HVAC systems and related equipment including but not limited to water treatment, boilers, heat pumps, roof top units, air conditioners, etc., on daily/weekly basis and complete appropriate record logs in order to ensure equipment is maintained in good working order.Take daily readings of all major equipment including but not limited to: air supply temperatures, water temperatures and pressure readings, etc. document and inspect for irregularities in readings.Support and action a preventative maintenance program to ensure buildings operate to a current design.Perform minor electrical, plumbing and general maintenance repairs. Ensure the building is covered for after-hours service for any emergencies in a prompt and efficient manner and advise the Property Manager at any time that service cannot be provided for such emergencies.Conduct regular interior, exterior and roof inspections of properties for damage and perform or arrange repairs; creating, maintaining and promoting an attractive building environment and appearance. Assist Property Manager with repair capital and maintenance budgetsParticipate in training culture by participating in lunch and learns and ensuring certificates are up to date and valid.Ensure signage and lighting is in good working condition.Monitor building security system, fire alarm panel and sprinkler system regularly for proper operation and report any discrepancies.Ensure all health, safety and security procedures are adhered to and areas of concern are reported to the appropriate parties.Ensure resident satisfaction by delivering a prompt, courteous service completing all work in a professional manner while ensuring a positive "resident service" experience to all residents.Conduct business at all times with the highest standards of personal, professional and ethical conduct.Perform any range of special projects, tasks and other related duties as assigned.Additional Duties and Responsibilities: Adhere to FirstService Residential's Global Service Standards and uphold the highest standards of ethical, professional, and personal conductConduct business at all times with the highest standards of personal, professional and ethical conduct.Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.Ensure all safety precautions are followed while performing the work.Follow all policies and Standard Operating Procedures as instructed by Management.Perform any range of special projects, tasks and other related duties as assigned Education & Experience: Be familiar with all aspects of the building operations including but not limited to HVAC, mechanical, electrical, plumbing, life safety, etc. Power Engineering 5th Class ticket is an assetMinimum 3-5 years’ experience in general maintenance on a multi-residential propertySound knowledge of and hands on experience with general maintenance, including building systems, safety, and emergency proceduresrequirements related to property management. Knowledge, Skills & Proficiencies: To perform this role successfully, an Individual must be able to carry out each essential duty effectively.Knowledge of Occupational Health and Safety Act, knowledge of Workplace Hazardous materials Information Systems (WHMIS)Ability to read and interpret mechanical/electrical blueprintsExceptional interpersonal, communication and customer service skills, combined with effective problem solving, decision making, organizing and planning skills.Able to work independently with minimal direction and able to respond quickly to emergency situationAbility to work weekends and non-traditional holidays5th Class Operators license is required Tools & Equipment Used: Including but not limited to:ComputerGeneral Office EquipmentPersonal VehicleTrade Tools as requiredPhysical Requirements & Working Environment: The physical demands described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.
