SOMMAIRE

Le technicien III, est responsable des opérations d’installations, y compris les systèmes mécaniques, électriques et de soutien; de réaliser des inspections structurées; d’effectuer des travaux d’entretien préventif; et de fournir des services habituels et sur demande concernant l’équipement et les systèmes mécaniques et électriques. Le technicien III est aussi responsable d’effectuer des travaux selon les pratiques et procédures établies et de répondre aux exigences internes et externes, notamment les exigences écologiques, de santé et sécurité, et de sécurité incendie

TÂCHES ET RESPONSABILITÉS PRINCIPALES

Dépannage

  • Fournit des observations sur l'installation, l'équipement mécanique et électrique de l'installation, ainsi que l'état et les défaillances des systèmes, et fournit des suggestions d'amélioration et de réparation.

Maintenance

  • Exécute le travail conformément aux processus et pratiques établis.
  • Conforme à toutes les exigences internes et externes, y compris, mais sans s'y limiter, l'environnement, la santé et la sécurité, la protection contre les incendies.
  • Effectue régulièrement des inspections de surveillance des installations, mécaniques et autres équipements et systèmes, une maintenance préventive et corrective pour s'assurer que les objectifs de disponibilité des installations sont atteints, que le fonctionnement ininterrompu du client et l'intégrité des actifs de l'installation assignée sont maintenus.
  • Répond aux demandes de service de routine et à la demande et effectue l'entretien préventif et correctif de l'équipement mécanique de l'installation et d'autres systèmes.
  • Surveille l'installation assignée en effectuant des visites de l'installation pour la surveillance et l'inspection des systèmes mécaniques, électriques et autres équipements.
  • Exploite les installations mécaniques et autres systèmes
  • Gère le cycle de vie des bons de travail en faisant progresser le formulaire de travail envoyé jusqu'à son achèvement et enregistre les données de résolution dans la base de données de gestion de la maintenance des services. S'assure que le travail terminé respecte la qualité, la réponse au contrat et toutes les autres exigences
  • Aide à la mise en œuvre du programme de maintenance préventive (MP). S'assure que les lacunes sont identifiées, enregistrées et transmises, et que les documents connexes sont conservés.

Relation client

  • Aide à améliorer la satisfaction des locataires et des clients et à maintenir des relations positives grâce à la manière dont le travail est effectué et les services fournis.

Administration

  • Participe et aide aux projets liés aux installations.
  • S'assure que la manière dont le travail est effectué est conforme aux politiques, procédures, pratiques et directives de l'entreprise et législatives relatives à l'environnement, à la santé et à la sécurité, à la protection contre les incendies et à toute autre exigence applicable.
  • Entretenir tous les outils assignés et organiser les réparations et les remplacements si nécessaire
  • Soumet toutes les dépenses en temps opportun.

CONNAISSANCES ET APTITUDES

  • Diplôme d'études secondaires et formation professionnelle et/ou certification ou permis.
  • Minimum de 3 ans d'expérience en maintenance préventive et corrective sur des systèmes de chauffage, de ventilation et de climatisation, ou des systèmes pneumatiques ou hydrauliques.
  • Bonne connaissance des processus et des pratiques liés à l'exploitation et à l'entretien des installations
  • Capacité démontrée à entretenir, dépanner et réparer (selon les qualifications applicables) les systèmes et équipements mécaniques et autres du bâtiment
  • Possède un fort état d'esprit en matière d'environnement, de santé et de sécurité.
  • Forte orientation client et sens aigu de l'urgence
  • Connaissance et compréhension des systèmes d'automatisation des bâtiments (BAS)
  • Connaissance et compréhension des systèmes CVC
  • Compétences en communication efficaces aux fins de relais, d'échange, de rétroaction et de clarification des données
  • Compétences en mentorat requises pour soutenir le perfectionnement des techniciens de niveau inférieur
  • Doit être capable et disposé à travailler par quarts, être disponible pour les appels d'urgence/de réserve et les appels d'urgence au fur et à mesure qu'ils surviennent
  • Doit respecter strictement les politiques de santé et de sécurité, y compris le port de l'équipement de protection individuelle (EPI) requis
  • Doit être capable d'obtenir une habilitation de sécurité appropriée
  • Détenir un permis de conduire valide

Certificats ou Agréments professionnels

Détenir un ou plusieurs des certificats suivants:

  • Certification d'operateur de batiment ou equivalent par une institution accreditee requise
  • Licence provinciale de CVC ou d'apprenti (ex: licence d'installateur de gaz I et II en refrigeration etc.) requise
