Job Summary:
The City of Hamilton is seeking a highly skilled and detail-oriented Building Attendant to join our team. As a Building Attendant, you will be responsible for providing exceptional customer service to tenants, ensuring the overall maintenance and upkeep of the building, and performing various administrative tasks.
Key Responsibilities:
- Act as the master keyholder of the building, providing access to tenants, contractors, and emergency services.
- Monitor fire alarm systems and other life safety systems, responding to emergencies and reporting irregularities to the Property Manager or Emergency Answering Service.
- Provide access to servicemen and contractors, ensuring timely completion of tasks.
- Conduct building openings and lock-ups, changing lock cores as required.
- Attend meetings and training sessions as required, staying up-to-date on industry best practices.
- Inspect and report any building deficiencies or maintenance problems to the Property Manager or designate.
- Report vandalism or security issues to the Property Manager or Emergency Answering Service.
- Deliver letters, notices, or forms to tenants as required.
- Maintain the general security of the building, ensuring doors are properly secured.
- Work in accordance with applicable Health and Safety legislation and City of Hamilton corporate policies and procedures.
Additional Responsibilities:
- Perform light housekeeping duties, including cleaning up broken glass, spills, and floods, as well as sanding and salting sidewalks during icy conditions.
- Sort and organize recyclables and garbage, changing and putting out garbage bins as well as picking up litter.
- Perform minor repairs, such as toilet plunging, water shut-offs, and clearing drains, as directed by the Property Manager or designate.
Requirements:
- Previous maintenance and customer service experience related to the duties listed above, normally acquired by a combination of education and relevant work experience.
- Ability to work with minimal supervision.
- Good written and verbal communication skills to deal with tenants, contractors, emergency personnel, and Housing Staff with tact and diplomacy.
- Must be able to speak, write, and understand English.
- Understanding of basic emergency procedures, such as fire alarms.
- Ability to perform daily inspections for fire inspections and maintenance deficiencies.
- Ability to perform minor repairs, such as clearing drains, water shut-offs, or toilet plunging.
- Must be physically capable of carrying out light housekeeping duties.
- Must be physically able to walk up and down multiple flights of stairs and hallways to conduct necessary inspections.
- Must be available to provide shared coverage for the building, including evenings and weekends.
- Knowledge of relevant legislation, such as Occupational Health and Safety Act and Regulations, including W.H.M.I.S. legislation.
Working Conditions:
The candidate is expected to remain on premises at all times while on assigned duty. Provides shared coverage and on an on-call basis with other Building Attendants as assigned by the Property Manager.
Accommodation:
The Building Attendant must live in the building within which they are working/assigned. In exchange for the specific duties provided, the City of Hamilton will provide the Building Attendant residential accommodation in an apartment, including heat, hydro, water, and a monthly phone allowance. The value of the residential accommodation will be set in accordance with Income Tax Regulations subject to Revenue Canada Legislation, and the City will issue an annual T4 slip based on that amount.
Payment for Other Duties:
Payment for Other Duties as authorized will be paid as per completed time sheets.
Criminal Records Check:
As a condition of employment, the successful applicant(s) will be required to obtain a satisfactory Criminal Records & Judicial Matters Check, at their own expense, prior to beginning work in this position.
