A seasoned Property Management professional is sought after by Cogir Real Estate to fill the role of Live-In Site Administrator. This key position involves overseeing the professional management and administration of an assigned portfolio of properties.

Key Responsibilities:

  1. Lead, coordinate, and review the work of assigned staff to ensure seamless property operations.
  2. Evaluate and recommend improvements to methods and procedures in assigned areas of responsibility.
  3. Administer property activities in accordance with contractual requirements, including developing and implementing effective operating procedures.
  4. Manage rent collection and attend legal proceedings as necessary.
  5. Communicate effectively with tenants, providing exceptional support and responding in a timely manner.
  6. Coordinate with public utility and municipal bodies to ensure smooth operations.
  7. Regularly review and recommend improvements to property maintenance, sustainability, and modernization.
  8. Maintain occupancy and rental income levels while ensuring high resident satisfaction and public relations.
  9. Ensure effective and sustainable maintenance and repair programs.
  10. Perform regular building inspections and provide follow-up reports as needed.
  11. Contribute to the timely preparation of budgets and administrative reports.
  12. Other duties as assigned.

Requirements:

  1. Minimum of five (5) years of property management experience in residential high-rise properties.
  2. Graduate or pursuing a certificate/degree program in property management or a related field.
  3. Knowledge of applicable provincial and municipal legislation, including the Residential Tenancies Act.
  4. Comprehensive understanding of property management, including operations, maintenance, administration, marketing, tenant relations, and employee supervision.
  5. Experience with Microsoft Office and other software, with knowledge of Yardi and Property Vista an asset.
  6. Strong understanding of financial statements and budgeting.
  7. People-oriented with a successful history of working in fast-paced environments.
  8. Excellent problem-solving skills, proactive, responsive, and detail-oriented.
  9. Proven leadership skills with the ability to motivate, coach, and train staff.
  10. Diplomatic, strong work ethic, commitment, and focus to self and stakeholders.
  11. Valid driver's license required.
