We are seeking a highly skilled Cost Consultant to join our team at Outpost Recruitment. As a key member of our cost consulting and project management firm, you will play a vital role in reviewing and verifying project-related documentation and contracts.

Job Summary

The successful candidate will be responsible for preparing and tracking budgets, commitments, and costs incurred, as well as forecasting an independent cost-to-complete for the project. This is a full-time permanent role with a competitive salary range of $80,000-120,000 per year.

  • Visit construction sites monthly to review contractor and subcontractor progress claims.
  • Deliver pre-development services to establish feasibility and identify risks.
  • Review development schedule and provide updates to lenders.
  • Establish and track project budget, including cost-to-date and cost-to-complete.
  • Develop cash flow projections and summaries.
  • Confirm borrower's equity contribution.
  • Prepare preliminary reports for lenders before loan advances are issued.
  • Review construction contracts and other forms of commitments to minimize completion risks.
  • Provide approvals on insured deposit advances and ensure insurance lenders are up-to-date.
  • Process payment certifications under construction contracts in compliance with Provincial Lien Act.
Requirements

To be successful in this role, you will require:

  • Bachelor's degree in Construction Management, Quantity Surveying, Civil/Structural Engineering, Building Science, or a related field.
  • 1-5 years of related experience in loan monitoring/project monitoring.
  • Strong understanding of RICS Project Monitoring guidelines and standards.
  • Superior communication and time management skills, with the ability to manage multiple projects simultaneously.
  • Intermediate level of understanding of construction estimates and development schedules.
  • In-depth knowledge of the construction industry, including development, contracting, and consultant services.
  • Working knowledge of Provincial Lien Act and CIQS standard method of measurement – elemental/trade.
  • Strong understanding of standard contract conditions – CCDC.
  • Working towards LEED, RICS/PQS certification is an asset.
