Job Description:

The Building Operator is responsible for ensuring the general operation and maintenance of a commercial property, including mechanical systems. The role involves providing on-site services, responding to tenant requests, and performing scheduled and unscheduled maintenance tasks.

Responsibilities:
- Ensure the building meets all applicable regulatory requirements.
- Complete equipment and facilities systems preventive maintenance schedules.
- Assist in monitoring controls systems; maintain chillers, cooling towers, chemical treatments, controls, water and waste systems, boilers, refrigerators, compressors, alarms, responding to alarms.
- Coordinate carpentry, painting, cleaning, decorating, landscaping, and renovations.
- Install, repair, and service heating, ventilating, air conditioning (HVAC) equipment; restore and repair faulty or inoperative HVAC systems and associated equipment; recommend changes and new HVAC installations.
- Perform scheduled and unscheduled maintenance on all equipment based on manufacturers' recommendations.
- Assist in working with various types of mechanical equipment, including pumps, motors, boilers, chiller, air handling equipment, and any building automation systems.
- Troubleshoot and perform minor repairs to prevent equipment or system failures.
- Coordinate major repairs to the building and equipment.
- Respond to tenant service requests in a timely manner and ensure any follow-up is completed.
- Submit recommendations for building mechanical and electrical systems and associated equipment to ensure a safe, efficient, and comfortable environment.
- Prioritize maintenance requests to deliver exemplary customer service to internal and external customers.
- Maintain the exterior image of the building by picking up litter, removing ice and snow from walkways and parking lot, and being proactive in noticing repairs needed, including painting.

Qualifications:
- Completion of high school diploma.
- Awareness of Occupational Health, Building and Fire Codes, and a working knowledge of safe work practices.
- Basic knowledge of Building HVAC, plumbing, and electrical systems preferred.
- Experience performing hands-on repair and maintenance of mechanical systems in a similar role.
- Ability to build a positive and professional relationship with tenants, contractors, and coworkers.
- Strong time management and self-organization skills, being proactive, results-oriented, and resourceful.
- Willingness to learn and advance knowledge and experience.
- Strong communication skills, written and verbal.
- Ability to work independently and as a team player.
- Capable of lifting 50 – 100 lbs.
- Ability to respond to emergency after-hours service calls as and when required.
