The Property Operations Director will play a critical role in executing Primaris' strategic vision, driving business growth, and ensuring operational excellence across all aspects of the property. Key responsibilities include:

  • Budget Management: Prepare, oversee, and closely monitor the operating budget and accounts receivable to ensure financial stability and accuracy.
  • Talent Development: Lead and mentor direct reports in the areas of operations, maintenance, administration, security, and specialty leasing to exceed financial and service quality goals.
  • Operational Efficiency: Conduct regular site visits to ensure high levels of safety, cleanliness, and efficient operations, identifying areas for improvement and implementing best practices.
  • Strategic Planning: Develop and implement short-term, mid-term, and long-term strategies to enhance the net operating income stream of the property, collaborating with leasing to develop merchandise plans.
  • Relationship Building: Foster positive public relations through participation in community programs, occupying board positions, and engaging in local activities, ensuring sound relations with tenants, suppliers, customers, and other stakeholders.
  • Performance Analysis: Analyze key financial measurement targets, providing insights on accounts receivable, property expenses, revenues, cash flows, and other critical metrics.

To excel in this role, we are seeking candidates with a Bachelor's degree in Business Administration or a related field, BOMI courses or certifications, and a minimum 5 years of experience in shopping centre management with progressive levels of responsibility. Ideal candidates will possess excellent Microsoft Office skills, analytical thinking, and the ability to work effectively within time constraints.

We estimate the annual salary for this position to be around $120,000-$150,000, depending on experience and qualifications.
