We are seeking a highly skilled and experienced Vice President of Property Operations to join our team at Centurion Asset Management Inc. As a key member of our leadership team, you will be responsible for overseeing the day-to-day operations of our residential, multi-family, commercial, and student housing properties across Canada.
Key Responsibilities- Develop and maintain positive relationships with internal and external stakeholders, including staff, contractors, vendors, and consultants.
- Oversee the management of all resident and employee inquiries, feedback, complaints, or concerns, ensuring a high level of satisfaction and promoting a strong sense of community.
- Operate properties consistently with management expectations and approved annual budgets, minimizing vacancy, ensuring timely rent collection, and introducing efficiencies where feasible.
- Monitor revenues and expenses across the portfolio, including utility costs and energy conservation efforts, and evaluate the existing operations manual to introduce new policies and procedures.
- Work with staff to create annual performance incentive plans, tying plans to budgeted NOI and other key performance metrics, and set and monitor performance and quality targets for maintenance staff.
- Ensure optimized use of Yardi throughout Centurion's residential operations, authorize work orders and purchase orders, and review and approve invoices according to standard policies and procedures.
- Oversee the onboarding of newly acquired properties and ensure compliance with all provincial legislation, including the Residential Tenancies Act, Labour Relations Act, Fire Code, and Occupational Health and Safety Act.
- A post-secondary degree in business or a related field.
- A minimum of 10 years' multi-residential operational experience within a national portfolio.
- Student housing operations experience is considered an asset.
- Demonstrated track record in successfully managing operating and financial performance.
- Proven ability to lead and motivate employees to achieve common goals and operational objectives.
- Exceptional interpersonal, written, and oral communication skills.
- Excellent organizational skills with a strong ability to multi-task.
- Strong command of MS Office products: Word, Excel, PowerPoint.
- Experience with Yardi property management systems.
