Job Summary

We are seeking a highly skilled Commercial Property Manager to join our team at Onni Group. As a key member of our property management team, you will be responsible for overseeing the day-to-day operations of our commercial properties, ensuring that they are well-maintained, and providing exceptional service to our tenants.

Key Responsibilities

  • Oversee all building and site operations, including maintenance, repairs, and capital projects.
  • Develop and maintain strong relationships with tenants, contractors, and vendors.
  • Manage and provide direction to site staff, ensuring that they are equipped to provide excellent service to our tenants.
  • Manage rent rolls, rent collections, and accounts receivable, ensuring that all financial transactions are accurate and up-to-date.
  • Manage and prioritize tenant service requests, ensuring that they are completed and closed in a timely manner.
  • Issue work orders to complete building or site maintenance and improvement work.
  • Negotiate and manage vendor contracts, ensuring that we get the best value for our money.
  • Perform tenant move-ins and move-outs, ensuring that the process is smooth and efficient.
  • Assist and help manage tenant improvements, ensuring that they are completed on time and on schedule.
  • Manage operating expenses, coordinating service contracts, and ensuring that work orders and capital projects are completed on time and on budget.
  • Help coordinate and manage all tenant appreciation events, ensuring that our tenants feel valued and appreciated.
  • Be available for after-hours on-call emergency response, ensuring that our tenants receive prompt and effective support.
  • Monitor all existing tenancies and lease expirations, ensuring that we are always aware of upcoming lease renewals and expirations.
  • Conduct regular reviews of rent roll, accounts receivable, accounts payable, budget review, and forecasting, ensuring that all financial information is accurate and up-to-date.
  • Identify new opportunities for revenue growth, ensuring that we are always looking for ways to improve our bottom line.
  • Provide leadership and direction to other property managers, ensuring that they are equipped to provide excellent service to our tenants.
  • Review financials for accuracy, completeness, and generate monthly and quarterly reports, noting any deviations or exceptions.
  • Conduct site visits to ensure that our buildings are consistently well-maintained and operate in a cost-effective manner.

Requirements

  • Minimum of 3 years of commercial property management experience.
  • Must be technology/computer proficient.
  • Must have experience managing mixed-use properties.
  • Must be personable and reliable.
  • Have a good understanding of construction processes and practices.
  • Must have a valid driver's license and vehicle.
  • Must be able to handle modern technology and be adaptable to change.
  • The ideal candidate is self-motivated, detail-oriented, has strong initiative, and the ability to effectively communicate with a wide variety of constituents.
  • Able to work independently with little supervision.
  • Proven capabilities in multi-tasking, problem-solving, and prioritizing workloads.
  • Knowledge about modern HVAC systems would be an asset.
  • Knowledge about how to read financial information is necessary.
