Job Summary

The Building Maintenance Technician III is a key role in our facilities management team, responsible for performing preventative and corrective maintenance, routine and on-demand services on facility mechanical and electrical equipment and systems for designated facilities.

Key Responsibilities

  • Conduct regular facility, mechanical, and electrical equipment and systems monitoring and inspection to ensure facility uptime objectives are met, uninterrupted client operation, and asset integrity of assigned facilities are maintained.
  • Inspect assigned facilities by conducting facility walkthroughs, mechanical, and electrical equipment and systems monitoring.
  • Maintain, troubleshoot, and repair mechanical and electrical building systems.
  • Respond to routine and on-demand service requests.
  • Ensure work completed meets quality and contract response requirements.
  • Assist in implementing preventative maintenance (PM) programs.
  • Participate in and assist with facility-related projects.
  • Ensure work is performed in compliance with corporate and legislated policies, procedures, practices, and guidelines related to environmental, health, and safety, fire protection, and other applicable requirements.

Records and Reporting

  • Record resolution data within the service maintenance management database.
  • Receive, track, monitor, and report the status of maintenance and repair work within the service maintenance management database. Initiate documents to authorize or obtain formal approval of work required.
  • Ensure deficiencies are identified, recorded, and escalated, and related documentation is maintained.
  • Submit all expenditures on a timely basis.

Asset Management

  • Maintain all assigned tools and arrange for repair and replacement where required.

Other

  • Assist in enhancing tenant and customer satisfaction and maintaining positive relations through the manner in which work is performed and services delivered.
  • Perform other duties as assigned.

Work Requirements

  • Must be able and willing to work full-time 8-hour shifts, including days.
  • Must be willing to wear personal protective equipment.

Requirements

  • 1-3 years of facility operations and maintenance work experience.
  • High school diploma plus trades training and certification or licensing.
  • Strong ability to adhere to and properly execute processes and practices relating to facility operations and maintenance.
  • Ability to maintain, troubleshoot, and repair mechanical and electrical building systems and equipment.
  • Strong building mechanical and electrical equipment and system troubleshooting and resolution skills.
  • Current knowledge of fire, life, safety, and building codes and standards and ability to research and apply related codes and standards.
  • Possesses a strong environmental, health, and safety mindset. Ability to perform work in a safe manner.
  • Strong client-service orientation along with a high sense of urgency.
  • Effective communication skills for the purpose of data relay, exchange, feedback, and clarification.

Licenses and/or Professional Accreditation

  • Valid driver's license may be required.

Preferred Qualifications

  • Power Engineer Certification.
  • Facilities Technician Certification.
  • Systems Maintenance Technician through Building Owners and Managers Institute (BOMI).
  • Systems Maintenance Administrator through Building Owners and Managers Institute (BOMI).

This is a regular, full-time position with a salary range of $28.55 to $33.59 per hour. The starting salary will be based on the successful candidate's competencies, including but not limited to experience, education, and performance related to this role.
