Job Summary:
We are seeking a highly skilled Residential Property Director to join our team at Northview Apartment REIT. As a key member of our Residential team, you will be responsible for ensuring the effective and efficient operation of our multi-family properties in their respective regions.
Key Responsibilities:
* Coordinate and manage onsite staff to ensure the efficient operation of our portfolio of multi-family properties
* Provide regular reports to the Regional Director, including various metrics and KPIs as required
* Work closely with the Human Resources department for employee relations and payroll administration
* Manage rent, vacancy, and rental incentives, providing direction and follow-up to the team as necessary
* Develop and implement marketing plans to maximize rental income and occupancy rates
* Ensure excellent customer service is provided to residents while minimizing delinquency
* Manage rent collections and accounts receivable, providing direction and follow-up to the team as necessary
* Maintain and develop strong relationships with customers and contractors
* Manage purchasing, inventory, and accounts payable, providing direction and follow-up to the team as necessary
* Conduct property inspections and monitor fuel and utility consumption
* Direct the work of the facilities team regarding building capital expenditures and establishing long-term capital improvement programs for the portfolio
* Facilitate timely resolution of insurance claims
* Review NOI on all properties, ensuring effective expense control and managing operating costs
* Develop and manage regional operating and capital expenditure budgets annually
* Assist in office administration and leasing of suites as necessary
* Understand and comply with federal, provincial, and local bylaws, codes, and property standards.
Requirements:
* Minimum three years management experience, ideally in residential or building management
* Good customer service skills, a pleasant demeanor, and the ability to speak and write English fluently
* CPM designation considered an asset
* Previous experience working with, managing, and creating budgets
* Able to work independently, is a self-starter, and takes pride in the delivery of services
* Proficient in MS Word, Outlook, and Excel
* Possess the ability to make good hiring decisions and manage and retain employees
* Ability to work weekends and on call when necessary.
