Job Summary
We are seeking a highly skilled Facility Manager III to join our team. This role is responsible for ensuring the effective operation and maintenance of client facilities, while meeting financial and operational performance targets.
Key Responsibilities
- Develop and manage budgets for operations, maintenance, and capital projects, ensuring alignment with contractual performance indicators.
- Manage facilities with complex building operations, including HVAC systems, life safety systems, and multiple tenants.
- Liaise with clients and tenants on day-to-day facility management activities, ensuring seamless communication and service delivery.
- Develop and maintain preventative and corrective maintenance schedules, ensuring asset integrity and value of building systems and architectural components.
- Ensure compliance with corporate and legislated policies, procedures, and guidelines related to environmental, building code, and health and safety issues.
- Subcontract for services and goods, preparing tender documents, analyzing bids, negotiating contracts, and monitoring sub-contractor performance.
- Supervise team members, including directing activities, establishing goals and objectives, performance evaluation, and communicating vision for operations and maintenance.
- Prepare strategic analysis of properties, considering financial indicators, market analysis, and long-term project plans.
- Monitor service level requests from clients and ensure they are within the scope of the contract, preparing service level change orders as required.
Requirements
- Five to ten years' experience in a property/facility management environment.
- Community college diploma or equivalent training (RPA, CET).
- Excellent people management skills, self-starter, willing to learn, and able to work independently.
- Excellent business management/development skills, planning and organizing, strong negotiation skills, and knowledge of building standards and requirements.
- Strong analytical and problem-solving skills, superior communication and facilitation skills, and strong customer focus.
- Strong technical knowledge, ability to multitask, and meet strict deadlines under pressure.
Licenses and/or Professional Accreditation
- Certified Facility Manager through International Facility Management Association (IFMA).
- Certified Property Manager through Institute of Real Estate Management.
- Facility Management Administrator Designation through Building Owners and Managers Institute (BOMI).
- Real Property Administrator through Building Owners and Managers Institute (BOMI).
