Job Summary

We are seeking a skilled Building Operations Manager to oversee the day-to-day operations of our building systems. The successful candidate will be responsible for providing direct operational oversight to a team of building operators, performing and scheduling preventative and reactive maintenance tasks, and ensuring compliance with regulatory and code requirements.

Key Responsibilities
  • Oversee the overall day-to-day operations, services, and maintenance of the building systems, including electrical, HVAC, plumbing, and fire and life safety systems.
  • Provide direct operational oversight to building operators and ensure they are meeting safety and quality objectives.
  • Perform and schedule preventative and reactive maintenance tasks, and ensure compliance with regulatory and code requirements.
  • Consult with regulatory agencies as required, and use Building Automation Systems to control and operate equipment.
  • Review and troubleshoot Building Automation System alarms, and use a Computerized Maintenance Management System to manage work orders.
  • Interpret specifications, schematics, drawings, and manuals to conduct repairs and work in a planned and effective manner.
  • Complete and maintain records, logs, and reports pertinent to work assignments and the service contract.
  • Perform work audits to ensure that the maintenance team is meeting safety and quality objectives.
  • Respond to emergencies, such as fire, elevator entrapment, etc.
  • Train, lead, and support building operators in their work, escalating performance or other issues to the Facility Manager.
  • Perform all job functions in a safe manner and by all applicable legislation and best practices.
  • Communicate effectively with facility users, the client, and all stakeholders to ensure that service delivery standards are met or exceeded.

Requirements
  • BES 1/BES 2 certifications are considered an asset.
  • Knowledge of WHMIS, occupational hazards, safe work practices, and applicable regulations, codes, and legislation.
  • Proficiency in operating Building Automation Systems (BAS), Computerized Maintenance Management Systems (CMMS), and Microsoft Office.
  • The ability to lift items to 50lbs, work on shift, be on call, and be mobile within the assigned portfolios.
  • Strong customer service, communication, and leadership skills.
  • Able to work independently with minimal direction and respond to emergencies.
  • Strong time management skills and ability to prioritize work to deliver successful results within agreed timeframes.
  • Able to foster a culture of continuous improvement and customer service excellence within the service delivery team.
  • Possess a Province of Ontario driver's license in good standing.
