About the Job

We are seeking an experienced Industrial Maintenance Operations Manager to join our team at TEAM Group. This is a critical role that requires a strong background in facility maintenance management, with a focus on ensuring safe, efficient, and reliable operations of all facility systems.

Key Responsibilities:

  • Conduct thorough inspections of facility systems such as HVAC units, electrical panels, plumbing, lighting, fire safety systems, and structural components.
  • Create and implement a comprehensive maintenance plan that includes Preventive Maintenance (PM), Predictive Maintenance (PdM), and Corrective Maintenance (CM).
  • Oversee the execution of maintenance, housekeeping, and landscaping activities, ensuring that all tasks are completed on schedule, meet quality standards, and adhere to safety protocols.
  • Develop and implement a performance management system to track team productivity, task completion rates, adherence to safety regulations, and the quality of repairs.
  • Manage relationships with third-party contractors and vendors, ensuring they meet service-level agreements (SLAs), safety regulations, and performance standards.
  • Monitor contractor performance and enforce SLAs through regular audits, evaluations, and feedback mechanisms.
  • Lead negotiations with vendors to secure favorable terms regarding service quality, pricing, and response times.
  • Develop and manage the facility budget, including labor, materials, equipment, capital projects, and contracted services.
  • Oversee the procurement of critical spare parts and equipment, to implement and maintain an efficient inventory management system and optimize storage costs.
  • Oversee the maintenance and repair of all mechanical systems, including HVAC units, compressors, boilers, plumbing, and electrical systems.
  • Create and maintain emergency response protocols for various scenarios, including equipment failures, power outages, fire alarms, and other facility incidents.
  • Lead the team during emergency situations, ensuring swift coordination with other departments to mitigate risks and restore systems.

Requirements:

  • Bachelor's degree in Mechanical or Electrical Engineering, an equivalent technical degree, or Master Electrician certification is strongly preferred.
  • A minimum of 3 years of experience in facility maintenance management in an industrial setting is required.
  • Strong technical knowledge of mechanical, electrical, and/or plumbing systems.
  • Expertise in managing high-voltage electrical systems.
  • Proficiency in using maintenance scheduling programs and software.
  • Demonstrated ability to lead a team and manage contractors and vendors.
  • Strong organizational and problem-solving skills with the ability to prioritize and multitask effectively.
  • In-depth understanding of safety protocols and regulatory compliance, including OSHA standards.
  • Availability for flex-time schedule including various shifts as business needs require.
  • Proven ability to lead, motivate, and develop a high-performing maintenance team.

The estimated salary for this position is $120,000 per year, based on industry standards and location considerations.
