The successful candidate will have a proven track record in commercial property portfolio management, with experience in managing diverse portfolios of industrial, office, retail, and multifamily properties. A Bachelor's degree or College Diploma in a related field is required, and completion of relevant professional designations (e.g., CPM, RPA) is an asset.

  • Managing the operational and financial performance of assigned portfolios, with a focus on income growth and creative strategies for value enhancement;
  • Developing and executing strategic annual business plans, including performance forecasts;
  • Maximizing the total return of each asset through analysis of property efficiencies and identifying opportunities for improved performance;
  • Directing and working closely with third-party property managers in the development of annual operating budgets, capital investment programs, and day-to-day execution and oversight;
  • Maintaining accurate and detailed records of portfolio performance, including monthly financial reports from property managers;
  • Providing lease administration support and negotiating lease renewals, as required;
  • Undertaking property site inspections and reviews;
  • Evaluating third-party appraisals and ensuring their integrity, accuracy, consistency, and completeness;
  • Staying abreast of industry trends and market dynamics to inform investment decisions;

The ideal candidate will possess excellent analytical, financial, and negotiation skills, with the ability to bring innovative and resourceful ideas to maximize value. Strong communication and collaboration skills are essential, with the ability to influence across multiple organizational levels, peers, executives, and partners.

Nicola Wealth offers a competitive salary range of $120,000 - $180,000 per year, depending on experience, plus comprehensive benefits and a performance-based bonus structure.
