Regional Property Manager

Overview
Hines is a global real estate investment, development, and property management company. As a Regional Property Manager - Residential, you will play a key role in supporting and executing company strategies related to property management operations. This includes directing team members on assigned portfolios of multifamily properties and implementing policies, procedures, and practices that enable each property to meet and/or exceed budgeted financial goals and achieve operational performance objectives.
Responsibilities
- Develop annual budgets for assigned properties and oversee attainment of budgeted goals by analyzing and evaluating financial statements, reconciling monthly statements against approved budgets, and resolving gaps in the financial portfolio.
- Manage financial and operational performance of assigned properties, identify and investigate indicators of performance deficiencies or opportunities, and guide development of appropriate action plans to correct deficiencies or maximize opportunities.
- Provide leadership to properties by interviewing, hiring, and training team members, and managing their performance in accordance with company policies, values, and business practices.
- Oversee staffing at each property by interviewing, hiring, and training team members, and managing their performance in accordance with company policies, values, and business practices.
- Review, analyze, and interpret market data to identify emerging trends that may impact property performance, and work with community managers and others to develop and implement market plans that drive occupancy and revenue growth.
- Ensure appearance and physical aspects of properties meet established standards through routine site and safety inspections, and communicate concerns and requests for capital as needed to provide for physical upkeep of each property in the portfolio.
- Coordinate work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs, negotiating contracts, monitoring progress, processing invoices, and ensuring open communication between project team members.
- Ensure all property operations in portfolio are in adherence and compliance with governing business documents, including but not limited to closing documents, Property Management Agreements, or governing programs.
- Utilize property management software, word processing, spreadsheet, and database management applications to complete and produce required reports and other employment documents.
- Stay up-to-date with current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, researching and/or subscribing to the internet or other professional publications, or utilizing other appropriate methods to obtain business and professional information.
Qualifications
Minimum Requirements:
- High school diploma or GED from an accredited institution required; Bachelor's degree preferred.
- Five or more years supervisory experience in residential operations and two years of multi-site property management experience.
- Industry certifications preferred.
- Demonstrates leadership and management skills.
- Ability to work in a team-oriented environment.
- Possesses professional written and verbal communications skills.
- Demonstrates strong attention to detail.
- Frequent travel required.
