Project Manager

TalentSphere Staffing Solutions is seeking a highly skilled Construction Management Specialist to lead our commercial construction projects in Richmond, BC. As a key member of our team, you will be responsible for overseeing the entire project lifecycle, from pre-construction to completion.

About the Role:
  • Participate in new project sales meetings with potential clients to showcase your expertise and win contracts.
  • Prepare, monitor, and update construction schedules and job costs to ensure timely and cost-effective project delivery.
  • Prepare, maintain, and update project files, including drawings, specifications, subcontracts, schedules, and change orders.
  • Manage owner- and consultant-initiated change notices and change orders to minimize disruptions and maximize profitability.
  • Request pricing from subcontractors for change notices and process subcontractor change orders efficiently.
  • Receive, review, and process shop drawings to ensure compliance with project requirements.
  • Set up and attend site subcontractor coordination meetings and take minutes and distribute to all parties.

  • Assist the Project Estimator in preparing estimates when required.
  • Review and approve subcontractor monthly progress draws.
  • Prepare monthly progress claims and submit to the Owner for payment.
  • Prepare monthly project forecasting to identify potential risks and opportunities.
  • Ensure the Site Superintendent has all up-to-date project documents.
  • Work closely with the Superintendent to ensure overall project coordination.

About You:
  • 4+ years of previous project management experience working on diverse commercial construction projects.
  • University or college diploma in a relevant construction/engineering program.
  • Integrated Project Delivery Contract experience an asset.
  • Excellent computer skills, including experience using MS Office, Project, Scheduling, and Project Management software.
  • Experience in various forms of contracts and delivery methods.
  • Solid knowledge of contract review and negotiation for construction projects.
  • Strong technical, business, financial, and legal acumen.
  • Excellent communication skills (oral, written, presentations) to translate technical information to non-technical individuals.
  • Experience working with different project delivery methods.
  • Exemplary leadership skills, including strong team-building capabilities.
  • Excellent relationship-building skills and problem-solving abilities.
  • A valid provincial driver's license and ability to travel occasionally.
