Residential Maintenance Specialist

Mainline Living Property Management is seeking a skilled and motivated Residential Maintenance Technician to join our team at the Lumina Apartments development in Kitchener, Ontario.
Key Responsibilities- Conduct regular property inspections to identify maintenance needs and areas for improvement.
- Ensure compliance with building codes and safety regulations to ensure resident and staff safety.
- Develop and maintain strong relationships with contractors to ensure high-quality work and adherence to contract specifications.
- Monitor contractor performance and provide feedback to head office.
- Respond to resident issues within scope and forward other issues to the Community Director.
- Procure necessary materials and equipment for maintenance tasks and manage inventory.
- Respond to emergencies and maintain accurate records of maintenance work.
- Collaborate with property managers and personnel to coordinate maintenance tasks effectively.
- 3+ years of experience in maintenance or a related field, with experience in contractor and contract management.
- Strong communication and interpersonal skills, with the ability to effectively communicate with contractors, residents, and staff.
- Excellent problem-solving skills, with the ability to identify and resolve complex issues efficiently.
- Ability to work independently and as part of a team, with flexibility to adapt to changing priorities.
- Strong attention to detail, with the ability to maintain accurate records and effectively manage inventory.
- Knowledge of building codes and safety regulations.
- Experience with inventory management and supply chain logistics.
- Familiarity with property management software is a plus.
- Must be physically able to climb ladders and lift in excess of 100 lbs.
- Must own and properly register and insure own vehicle.
- Must possess a valid driver's license.
- High School Grade 12 Diploma or equivalent.
- Considered Assets: Construction safety courses (CSTS, First Aid, Fall Arrest, etc.), technical degree, or certification.
