About the Role
We are seeking a highly motivated and customer-focused Resident Caretaker to join our team at Onni Group. As a key member of our property management team, you will be responsible for ensuring the smooth operation of our 106-unit property in Coquitlam.
Key Responsibilities
- Ensure adherence to company and property rules by tenants.
- Enforce Residential Tenancy Act regulations.
- Attend to emergencies promptly.
- Collect and review maintenance requests from tenants.
- Maintain good communication and responsiveness with tenants.
Property Inspection and Security
- Daily and nightly property inspections.
- Report vandalism and damage.
- Monthly unit inspections.
- Secure common area amenities and facilities.
- Check operational status of equipment and furniture.
Caretaking
- Clean common areas thoroughly.
- Maintain cleanliness and security in underground garage/basement.
- Keep storage areas and rental office tidy.
- Ensure cleanliness and security in mechanical rooms.
- Maintain cleanliness and functionality of lobbies and entrances.
- Clean vacated suites and ensure move-out requirements are met.
- Maintain cleanliness and appearance of the building exterior.
Rental Responsibilities
- Handle rental inquiries and conduct showings.
- Complete move-in and move-out condition reports accurately.
- Collect rent and deposits, follow up on late payments.
- Process Residential Tenancy Act notices and ensure compliance.
Requirements
- Excellent communication and interpersonal skills.
- Able to read, write and speak English.
- Basic operations of a computer and smartphone.
- Customer service experience.
- Previous building management or related field experience.
