Key Responsibilities in Property Maintenance:
- In-depth knowledge of maintenance systems (including pumps, emergency generators, swimming pools, sprinklers, ventilation, and boilers)
- Ensure compliance with property rules and regulations, focusing on maintenance and hazardous materials
- Maintain grounds according to established standards, ensuring all utility systems are operational and addressing maintenance inquiries
- Safe handling of cleaning materials in accordance with WHMIS
- Perform repairs on maintenance items (e.g., light fixtures, vents, plumbing)
- Safely operate equipment, ensuring adherence to snow removal standards and proper maintenance logs
- Ensure compliance with local regulations (e.g., water testing)
- Conduct pre-inspections of vacant units and coordinate with management for scheduling maintenance
- Supervise contractors and service providers, ensuring quality of work
- Conduct daily inspections of mechanical, HVAC, and sprinkler systems
- Participate in special projects and additional duties as assigned
Customer Service Duties:
- Address resident concerns and service requests within 24 hours
- Foster a friendly and community-oriented atmosphere
- Engage with residents in a professional and approachable manner
- Seek opportunities to exceed resident service expectations
Fire Safety and Emergency Responsibilities:
- Adhere to fire safety standards, maintaining logs and conducting fire drills
- Possess extensive knowledge of emergency procedures (fire, flood, mold) and ensure staff understanding
Cleaning Responsibilities:
The Maintenance Technician is responsible for managing and scheduling cleaning staff to ensure the property and grounds are maintained daily according to company standards. Specific duties include:
Exterior Duties:
- Snow and ice removal, salting of entrances and walkways, and maintaining snow removal logs
- Managing garbage and recycling bins
- General upkeep of parking areas and service rooms
- Watering gardens and lawns
- Picking up litter and addressing curb appeal concerns
Interior Duties:
- Cleaning common areas (lobbies, elevators, hallways)
- Dusting and maintaining fire safety equipment
- Cleaning garbage chutes and recycling areas
- Ensuring safe handling of cleaning materials (WHMIS)
Vacant Units:
- Thorough cleaning of appliances and living spaces
- Minor repairs on fixtures
- Removal of waste and old appliances
Required Skills and Experience:
- Experience in residential property management or related fields
- Strong customer service skills
- Excellent communication abilities
- Management skills for coaching and team development
- Professional appearance and demeanor
- Basic computer skills
- Aptitude for mechanical systems and minor repairs
- Ability to lift and manage heavy objects
