Key Responsibilities:

  • Oversee a portfolio of up to 400 residential units, ensuring compliance with the Residential Tenancy Act and relevant operating agreements.
  • Facilitate the leasing process by assessing applicant eligibility based on established criteria.
  • Deliver exceptional customer service to residents, focusing on their needs and concerns.
  • Implement eviction prevention strategies and provide referrals to support services that promote housing stability.
  • Coordinate resident support initiatives aimed at enhancing quality of life and housing security.
  • Collaborate with the Housing Administrator on annual rent assessments and lease renewals to maintain compliance.
  • Engage with community partners, including law enforcement and non-profit organizations, to bolster housing stability and safety.
  • Prepare necessary documentation for dispute resolution services as required.
  • Manage property vacancies in accordance with budgetary guidelines and alert leadership to potential risks.
  • Compile reports and respond to inquiries from residents and the public.
  • Work alongside community groups and partners to advance strategic housing initiatives.
  • Collaborate effectively with Site Managers to address property-related issues and concerns.

Qualifications:

  • A completed one-year certificate in a relevant field, coupled with a minimum of five years of progressively responsible experience in residential property management, overseeing at least 250 units.
  • Possession of a professional designation such as Certified Property Manager (CPM), Accredited Residential Manager (ARM), or Real Property Administrator (RPA) is essential.
  • Familiarity with Occupational Health and Safety and Alberta Labour Legislations.
  • In-depth knowledge of the Residential Tenancies Act.
  • A valid Class 5 Driver's License (or equivalent) with a clean driving record and the ability to use a personal vehicle for work purposes.
  • Eligibility for appointment as a Commissioner for Oaths.
  • Intermediate proficiency in MS Office applications and experience with property management software such as Yardi is advantageous.
  • Experience working with vulnerable or marginalized populations is a valuable asset.
  • Strong judgment, coordination, interpersonal skills, and the ability to manage stressful situations effectively.
