POSITION OVERVIEW

The Lead Building Condition Evaluator is responsible for implementing building condition evaluation methodologies and technical benchmarks in performing specialized asset evaluations aimed at assessing asset integrity and identifying deficiencies. This role focuses on minimizing on-site evaluations to a range of 30-50%.

The Lead Evaluator collaborates with the Manager/Director to strategize and supervise the comprehensive execution of designated projects, ensuring adherence to project scope, budgetary constraints, and specified requirements.

ROLE RESPONSIBILITIES

Building Condition Evaluations

  • Utilizes expertise in building condition evaluation methodologies and technical benchmarks to conduct asset evaluations, annual inspections, and other specialized assessments.
  • Performs asset condition evaluations and reporting (30-50%).
  • Identifies and assesses conditions and deficiencies of specialized asset components and systems.
  • Generates asset assessment condition reports using asset management software.
  • Offers recommendations and cost estimates for repairs or replacements of building envelopes, components, and systems for inclusion in capital budgeting.
  • Leads scheduling and coordinates site operations.
  • Undertakes additional responsibilities as assigned.

Project Management Assistance

  • Acts as a point of contact to assist new team members in addressing inquiries and resolving issues.
  • Facilitates onboarding processes for new hires, including virtual and on-site training and report writing support.
  • Engages in the review process of all complexity reports, providing timely feedback.
  • Tracks project submissions monthly during the final week of each month.
  • Leads the creation of project schedules and maps; continuously coordinates team schedules.
  • Assists in the distribution of regular project site notifications and the creation of work orders.
  • Contributes to the development and updating of training materials for building condition assessments.
  • Supports the formulation and delivery of proposals.
  • Embraces new initiatives and challenges with a positive mindset; adept at multitasking in a dynamic environment.

QUALIFICATIONS & SKILLS

  • Bachelor's degree in a relevant discipline such as architecture, civil engineering, mechanical engineering, electrical engineering, building science, or building engineering.
  • 5-8 years of pertinent work experience (with exceptions for proven high achievers).
  • Enrollment in Engineer-in-Training (EIT) is advantageous.
  • Project Management Professional (PMP) and Building Science Specialist (BSS) certifications are beneficial.
  • General understanding of technical standards and processes for conducting building condition evaluations, particularly the ASTM Practice E "Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process".
  • Advanced knowledge of cost estimation processes for the repair and replacement of building components and systems.
  • General understanding of building science, including foundational knowledge across all areas of study - architectural building envelope, mechanical and electrical systems, or site components.
  • Specialized knowledge in one specific field of study - architectural, structural, building envelope, mechanical, or electrical systems.
  • General understanding of building design, construction, and facility operations in commercial settings.
  • Ability to work independently as well as collaboratively within a team.
  • Strong written and verbal communication skills are essential.
  • Proficient problem-solving and decision-making abilities are crucial.
  • Attention to detail is required; expectation to perform with minimal errors.
  • Proficient in the MS Office suite (intermediate level); proven ability to quickly learn new software applications.
  • Possesses a mindset geared towards continuous improvement and quality, with a commitment to seeking and implementing best practices and technologies to enhance program delivery and client value.
  • Project management knowledge – ability to assist the Manager/Director in delivering projects on time, within budget, and compliant with all specifications and requirements.
  • Coordination and training of project teams – ability to support the Manager/Director with team training, schedule coordination, and workload distribution with other project leads.
  • Ability to foster strong client service orientation (internal account team members, facility managers, and ad-hoc client projects).
  • Skilled in building and maintaining effective relationships (managers, team members, internal account leads, etc.).
  • Ability to adapt quickly to new initiatives and challenges with a positive attitude and a capacity for rapid learning.
  • Ability to manage multiple tasks in a fast-paced environment and prioritize deliverables effectively.
  • Valid driver's license with the ability to travel across Canada and the US (30-50% of the time).
  • Bilingual proficiency in both written and verbal communication is considered an asset.

Licenses and Professional Accreditations

  • Valid driver's license.
  • LEED certification from the Canada Green Building Council is an asset.
  • PMP certification from the Project Management Institute is an asset.
  • BSS designation from the Building Envelope Council is an asset.
