Lead Building Condition Evaluator

POSITION OVERVIEW
The Lead Building Condition Evaluator employs advanced assessment methodologies and technical benchmarks to perform detailed evaluations of assets, focusing on identifying their current state and any deficiencies. This role significantly streamlines site evaluations, reducing them to 30-50% of traditional timeframes.
In this capacity, the Lead Evaluator collaborates with the Manager/Director to strategize and oversee the comprehensive execution of designated projects, ensuring they are completed within defined parameters, budgetary constraints, and quality expectations.
RESPONSIBILITIES
Asset Condition Evaluations
- Utilizes expertise in asset evaluation processes and technical standards to conduct thorough inspections and specialized assessments.
- Executes condition assessments and reporting, focusing on a 30-50% efficiency in site evaluations.
- Identifies and assesses the condition of specialized asset components and systems.
- Generates detailed condition reports using asset management software.
- Offers recommendations and cost estimates for repairs or replacements of building components, aiding in capital budgeting.
- Coordinates and schedules site activities effectively.
- Performs additional duties as required.
Project Management Assistance
- Acts as a supportive contact for new team members, assisting with inquiries and problem-solving.
- Facilitates onboarding processes, including training sessions and report writing.
- Engages in the review of all complexity reports, providing prompt feedback.
- Tracks project submissions monthly during the final week of each month.
- Leads the creation of project timelines and coordinates team schedules.
- Assists in delivering regular project notifications and creating work orders.
- Contributes to the development and revision of training materials.
- Supports the preparation and presentation of proposals.
- Embraces new initiatives and challenges with a proactive attitude, demonstrating the ability to manage multiple tasks in a dynamic environment.
QUALIFICATIONS & SKILLS
- Bachelor's degree in a relevant discipline such as architecture, civil engineering, mechanical engineering, electrical engineering, building science, or building engineering.
- 5-8 years of pertinent experience (with some exceptions for exceptional candidates).
- Enrollment in EIT is advantageous.
- PMP and BSS certifications are beneficial.
- Familiarity with technical standards and processes for conducting building condition evaluations, particularly the ASTM Practice E.
- In-depth knowledge of cost estimation processes for building component repairs and replacements.
- General understanding of building science, including architectural envelopes, mechanical and electrical systems, and site components.
- Specialized knowledge in one of the following areas: architecture, structural engineering, building envelope, or mechanical and electrical systems.
- Comprehensive understanding of commercial building design, construction, and operations.
- Ability to work autonomously and collaboratively within a team.
- Exceptional written and verbal communication skills are essential.
- Strong analytical and decision-making capabilities are required.
- Attention to detail is critical; the expectation is to perform with minimal errors.
- Proficiency in MS Office applications (intermediate level) and a proven ability to quickly learn new software.
- A commitment to continuous improvement and quality, with a focus on integrating best practices and technologies to enhance service delivery.
- Project management knowledge, with the ability to assist the Manager/Director in delivering projects on time, within budget, and compliant with all requirements.
- Experience in project team coordination and training, supporting the Manager/Director in schedule development and task distribution.
- Strong client service orientation, fostering effective relationships with internal teams and clients.
- Ability to adapt to new challenges and learn quickly, maintaining a positive outlook.
- Capacity to manage multiple priorities in a fast-paced setting.
- Valid driver's license and willingness to travel as required.
- Bilingual proficiency, both written and verbal, is considered an asset.
Licenses and Professional Accreditations
- Valid driver's license.
- LEED certification from the Canada Green Building Council is an asset.
- PMP certification from the Project Management Institute is an asset.
- BSS designation from the Building Envelope Council is an asset.
