Property Leasing Specialist
The Property Leasing Specialist operates on-site and is tasked with showcasing and leasing residential units to potential tenants. This role involves assessing prospective tenants, finalizing lease agreements, collecting rental deposits, and delivering exceptional customer service to both prospective and current residents. Availability to work every other weekend is required.
KEY RESPONSIBILITIES:
Leasing
- Facilitate appointments or viewings for all prospective tenant inquiries, whether by phone or in-person.
- Evaluate prospective tenants to ascertain their needs and suitability.
- Guide prospective tenants through available units for lease.
- Respond to inquiries and provide leasing information in accordance with established policies.
- Conduct market research through phone inquiries and site surveys to assess competition.
- Assist in creating and drafting advertisements for local publications.
- Maintain and update listings of available rental properties.
Administrative Duties
- Prepare and process rental applications efficiently.
- Contact credit bureaus, previous landlords, and verify employment history to evaluate creditworthiness.
- Follow up with new tenants to ensure satisfaction with their living arrangements and address any additional needs.
- Check in with existing tenants to confirm that maintenance requests have been addressed promptly.
- Utilize a computerized property management system to document transactions and generate various operational reports.
Marketing & Community Engagement
- Focus on enhancing the overall customer experience.
- Organize open house events.
- Develop and distribute newsletters, flyers, and summaries of available units.
- Communicate effectively with prospective tenants seeking information.
- Assist in coordinating resident events and social gatherings.
- Support the Regional Coordinator of Marketing & Development as needed.
REQUIRED SKILLS & EXPERIENCE:
- Outstanding customer service abilities.
- Strong interpersonal communication skills.
- Experience in sales is preferred.
- Excellent written and verbal communication skills.
- Professional appearance and demeanor at all times.
- Proficient in MS Office Suite: Word, Excel, PowerPoint.
- Self-motivated with a high degree of initiative, creativity, and adaptability.
- Experience in leasing apartments or selling condominiums is an asset.
