Job Description

Primaris REIT is seeking a highly skilled and experienced Property Manager to join our team at our Park Place Shopping Centre in Lethbridge, AB.

Key Responsibilities:
  • Strategic Planning: Develop and implement strategic plans to achieve property, corporate, and portfolio goals and objectives.
  • Financial Management: Prepare and oversee operating budgets and accounts receivable, providing analysis on key financial measurement targets.
  • Tenant Relations: Ensure timely rent collection from all tenants and review opportunities for capital plan procurement synergies within the property.
  • Team Leadership: Supervise, coach, and train direct reports across various teams, conduct annual performance reviews, and participate in hiring processes.
  • Property Maintenance: Conduct periodic property inspections and work in partnership with Leasing to develop merchandise plans.
  • Reporting and Communication: Deliver on reporting requirements and communicate effectively with stakeholders.
  • Customer Service: Provide exceptional customer service and resolve conflicts relating to tenants, suppliers, and customers.
  • Community Relations: Develop positive public relations through participation in community programs.
  • Net Operating Income: Implement and execute short, mid, and long-term strategies to enhance the net operating income stream.
  • Procurement: Ensure property procurement practices are in line with company policies and standards are observed.
  • Best Practices: Develop and implement best practices within the property to maintain quality and cost standards.
  • Media Relations: Respond to media requests relating to the promotion of the property and community initiatives.
Requirements:
  • Education: Bachelor's degree in Business Administration or related field.
  • Certifications: BOMI courses or certifications.
  • Experience: 3-5 years of experience in shopping centre management, with a minimum of 2 years of experience managing and leading a team.
  • Technical Skills: Experience using an ERP system (preferably Yardi) and excellent MS Office skills.
  • Soft Skills: Strong communication and customer service skills, ability to negotiate and make solid decisions.
  • Professional Designations: Provincial Real Estate License preferred, RPA, CPM, CSM, or similar designation as an asset.
