About the Role

We are seeking a highly skilled and experienced Project Manager to join our Asset Management team at JRS Engineering. As a key member of our team, you will be responsible for managing and delivering asset/reserve planning reports, providing advice and consultation to property owners and managers, and leading project assignments related to reserve planning/analysis, condition assessments, site reviews, and report writing.

Key Responsibilities
  • Prepare and deliver comprehensive assessment reports, including Depreciation Reports, Reserve Fund Studies, Building/Facility Condition Assessments, and Capital Reserve Plans.
  • Apply knowledge of industry-related guidelines, regulations, and best practices, including the Strata Property Act, Homeowner Protection Act, BC Building Code, and ASTM Standards.
  • Liaise with Authorities Having Jurisdiction (AHJ) on behalf of JRS Engineering and our clients to obtain drawings and other property documents.
  • Review drawings, reports, and strata plans, as well as technical, financial, and legal documents related to physical assets.
  • Perform on-site visual reviews of buildings and properties to compile and establish the condition of all physical assets.
  • Research, analyze, and evaluate market, economic, and property/real estate data, documents, and building bylaws.
  • Meet, correspond with, and interview property owners and representatives.
  • Develop replacement cost estimates for all applicable assets based on projects/reports, construction manuals, take-offs from drawings or measurements on site.
  • Explain findings, present conclusions, and provide recommendations to clients virtually or in person.
  • Liaise, coordinate, and follow up with other technical consultants as needed.
  • Maintain various costing databases and project archives; continually update related processes and procedures.
  • Compile, analyze, and summarize data from reports for future reports, articles, presentations, and/or technical/industry publications.
  • Assist with other services as needed to support JRS Engineering's varying workload, including testing, research, document review, and permit applications.
  • Take professional responsibility for reports, costings, and other documents prepared and delivered in a professional capacity or that have been prepared and delivered by others under your direct supervision.
Project Management
  • Maintain full knowledge of the scope of work and scope of services for projects, including any changes that may occur throughout the course of the project.
  • Maintain full knowledge of the status of project budgets on a constant and ongoing basis.
  • Review monthly project billing to analyze billed services and ensure accounts are up to date.
  • Proactively manage all staff working on your projects to ensure profitability and quality consistent with company expectations.
Business Development
  • Expand our Asset Management revenue by winning new projects.
  • Lead proposals, RFPs, RFQs, and multiple portfolio/property requests; oversee the budget and schedule component of proposals.
  • Prepare marketing material and provide support to business and client development opportunities.
  • Build positive relationships with clients and stakeholders (such as property owners, managers, and contractors) to achieve repeat business.
  • Proactively seek opportunities to establish relationships with new clients and maintain/improve relationships with existing clients.
  • Contribute to the recognition of JRS Engineering as being at the forefront of the Asset Management industry through speaking at conferences, leading seminars, giving presentations, and obtaining coverage within industry channels.
Staff Leadership
  • Provide technical training and mentorship to team members.
  • Assist with managing the workload and project assignment for the Asset Management team; assist with ensuring team members are developing the breadth and range of technical competency for this work.
  • Contribute to discussions on hiring needs and skills development for the Asset Management team.
Requirements
  • Professional designation as an engineer, architect, applied science technologist, accredited appraiser, certified reserve planner, or quantity surveyor with the appropriate accreditation to sign off on Depreciation Reports in British Columbia.
  • 5 to 10 years of related industry experience, including a demonstrated track record of managing projects to completion on time and on budget.
  • Knowledge of building components, construction, and financial documentation.
  • Superb project management skills.
  • Outstanding communication skills, verbal and written, including the ability to translate vague or complex requests into concrete actions.
  • Ability to effectively communicate with clients, contractors, consultants, and larger groups.
  • Commitment to remaining current with processes, jurisprudence, and regulations surrounding Depreciation Reports and similar types of reports.
  • Excellent interpersonal skills.
  • Excellent attention to detail and accuracy.
  • Excellent relationship building skills, including networking.
