Position Overview: Leasing Specialist
We are looking for an enthusiastic and proactive part-time contractor to fill the role of Leasing Specialist. The primary duty of the Leasing Specialist is to guide potential tenants through the leasing process, ensuring a seamless and enjoyable experience. The ideal candidate will have excellent communication abilities, a knack for sales, and a genuine interest in the real estate sector.
Reporting directly to the Property Manager, the Leasing Specialist will be responsible for the effective marketing and leasing of single-family homes and small multi-family buildings in Edmonton, Alberta.
The Leasing Specialist will be accountable for showcasing available units, assessing potential residents, and successfully negotiating lease agreements to maximize value for our company.
Key Responsibilities
- Relationship Management: Build and maintain positive relationships with tenants and staff. Ensure timely and proactive resolution of all inquiries from prospective and current residents.
- Customer Relations: Handle all inquiries, feedback, complaints, or concerns from prospective and current residents in a professional and courteous manner. Strive to achieve high levels of professionalism and resident satisfaction through consistent adherence to our Mission and Values.
- Operational Duties:
- Manage properties in alignment with company standards and operational guidelines.
- Ensure compliance with all company policies and procedures at all times.
- Respond promptly and compassionately to questions, concerns, or complaints from prospective residents.
- Direct current resident inquiries to the appropriate personnel in a timely and compassionate manner.
- Market, showcase, and lease apartments, professionally addressing both phone and walk-in inquiries.
- Organize, promote, and conduct open houses.
- Collect information from prospective residents using designated Guest Cards.
- Assist prospective residents with necessary information and forms, guiding them through the application process and collecting rental deposits.
- Conduct landlord and employment reference checks, and gather all necessary documents to finalize the Tenancy Agreement, including the post-lease checklist and Pre-Authorized Payment information.
- Notify all applicants of the landlord's decision regarding their rental application.
- Inspect vacant units to ensure they are ready for rent and complete move-in/move-out inspections as needed. Report any deficiencies or issues in the properties to the Property Manager.
- Maintain a weekly traffic report.
- Conduct regular market research to understand competing properties and current market trends.
- Keep an organized office environment and perform general clerical tasks, including photocopying, scanning, and faxing documents. Complete additional tasks as assigned by the Property Manager.
Qualifications
- A strong commitment to delivering excellent customer service;
- Minimum of Grade 12 education;
- 2-3 years of direct sales experience is required, with preference given to candidates with industry experience;
- Exceptional interpersonal and verbal communication skills;
- Strong organizational skills with the ability to prioritize and manage multiple tasks;
- Able to work independently as well as collaboratively within a team;
- Ability to thrive in a deadline-driven environment;
- Detail-oriented with a problem-solving mindset;
- Creative and strategic thinker with the ability to develop timely solutions to challenges;
- Proficient in MS Office applications: Word, Excel, PowerPoint, Outlook;
- Commitment to confidentiality and discretion;
- Experience with property management software such as Buildium is an asset.
