Overview

Hines is a leading global real estate investment manager seeking a highly skilled Lease-Up Property Manager to join our team. As a key member of our operations team, you will be responsible for managing the daily activities of our new development, 88 Bathurst Street, a 312,000 GSF mixed-use project with 307 luxury rental residential units, 55,000 SF of boutique office space, and 26,000 SF of high-end retail.

Responsibilities
  • Provide leadership and support to team members, ensuring each role has the tools and resources to meet and/or exceed their expectations.
  • Develop and manage budgets for the property, analyzing financial statements, reviewing marketing information, and accessing operational reports to establish historic and predict performance patterns.
  • Meet targeted revenues by setting rent rates, collecting and posting rent and fees in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
  • Approve invoices from vendors, contractors, and service providers, reconciling work performed or products purchased and ensuring validity of certificates of insurance.
  • Control expenditures by staying within the approved budget and manage the balance and maintenance of the petty cash fund.
  • Oversee the lease enforcement process, approving prospective resident applications, renewal leases, conducting periodic apartment inspections, following proper notice requirements, evicting residents, and collecting late fees and other charges as allowable and stated in the terms of the lease.
  • Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
  • Ensure the property's maintenance team members comply with Hines's standards with respect to responding and completing resident service requests.
  • Conduct regular property inspections and take appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
  • Assist in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property's performance, and responding to owner requests as needed.
  • Promote client satisfaction and retention through timely reporting and on-going communication about the performance of the property and responds quickly and with urgency to client/owner concerns, issues, questions, and requests.
  • Provide leadership to the team by interviewing, hiring, and training team members, and by managing their performance in accordance with Company policies, values, and business practices.
  • Conduct pricing reviews and implement approved strategy to meet or exceed market and ownership goals.
  • Active involvement in local apartment association(s) ensuring latest local jurisdictional requirements are implemented in a timely fashion.
Qualifications
  • High school diploma or equivalent from accredited institution; college degree is a plus.
  • Five or more years' experience as a residential community/property manager or leadership role in industry.
  • Experience managing a luxury, mixed-use asset.
  • Residential software experience strongly preferred, Entrata experience a plus.
  • Proficiency in Microsoft Office and property management software in order to complete required reports.
  • Excellent verbal and written communication skills.
  • Ability to use olfactory, auditory, and visual senses to inspect building and detect emergency alarms.
  • On occasion, perform physical inspections of the property which may include climbing up and down stairs or accessing restrictive openings.
  • Ability to lift up to 25lbs.
  • Though occurrences are rare, be accessible 24 hours a day in case of an emergency and perform on-site operations management during natural disasters.
  • Transfer properties and work overtime as business needs deem appropriate.
  • Ability to work a flexible schedule including weekends and holidays.
