About the Role

Hines is seeking a highly skilled Lease-Up Property Manager to join our team in managing the daily operations of our new development, 88 Bathurst Street. As a key member of our team, you will be responsible for overseeing the management of this 312,000 GSF mixed-use project, which includes 307 luxury rental residential units, 55,000 SF of boutique office space, and 26,000 SF of high-end retail.

Key Responsibilities

  • Provide leadership and support to team members, ensuring each role has the tools and resources to meet and/or exceed their expectations.
  • Develop and manage budgets for the property, analyzing financial statements, reviewing marketing information, and accessing operational reports.
  • Meet targeted revenues by setting rent rates, collecting rent and fees, and preparing financial status reports.
  • Approve invoices from vendors, contractors, and service providers, ensuring validity of certificates of insurance.
  • Control expenditures, staying within approved budget constraints and managing the petty cash fund.
  • Oversee the lease enforcement process, approving prospective resident applications, conducting apartment inspections, and collecting late fees.
  • Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner.
  • Ensure the property's maintenance team complies with Hines's standards for responding to resident service requests.
  • Conduct regular property inspections, taking action to ensure the physical aspects of the property meet established standards for safety, cleanliness, and appearance.
  • Assist in managing the client/owner relationship, meeting with owners, conducting property tours, and providing updates on the property's performance.
  • Promote client satisfaction and retention through timely reporting and communication about the property's performance.
  • Provide leadership to the team, interviewing, hiring, and training team members, and managing their performance in accordance with Company policies and values.

Qualifications

  • High school diploma or equivalent from an accredited institution; college degree is a plus.
  • Five or more years' experience as a residential community/property manager or leadership role in the industry.
  • Experience managing a luxury, mixed-use asset.
  • Residential software experience strongly preferred, Entrata experience a plus.
  • Proficiency in Microsoft Office and property management software to complete required reports.
  • Excellent verbal and written communication skills.
