Position Summary
The Residential Maintenance Technician plays a vital role in ensuring that our properties are well-maintained and visually appealing. This role involves conducting regular assessments and coordinating with contractors to manage preventative maintenance initiatives, ensuring that all aspects of the buildings meet safety and quality standards.
Key Responsibilities
- Perform routine inspections of properties to identify maintenance requirements and areas for enhancement.
- Ensure adherence to building codes and safety standards, maintaining necessary documentation for compliance.
- Establish and nurture relationships with contractors to guarantee high-quality workmanship and timely project completion.
- Oversee contractor performance, ensuring alignment with contract specifications and providing constructive feedback.
- Address resident concerns within your scope of work, escalating other issues to the appropriate management personnel.
- Manage procurement of materials and supplies for maintenance tasks, ensuring inventory is well-stocked.
- Respond promptly to emergencies, including fire, power outages, and flooding.
- Maintain comprehensive records of maintenance activities, including work orders and contractor evaluations.
- Collaborate with property management teams to effectively coordinate maintenance efforts and keep all stakeholders informed.
Qualifications and Experience
- A minimum of 3 years of experience in maintenance or a related field, with a focus on contractor management.
- Strong communication skills, enabling effective interaction with contractors, residents, and team members.
- Proficient problem-solving abilities, capable of addressing complex maintenance issues efficiently.
- Ability to work autonomously and collaboratively, adapting to shifting priorities as needed.
- Detail-oriented with strong organizational skills for record-keeping and inventory management.
- Knowledge of relevant building codes and safety regulations.
- Experience in inventory management and supply chain processes.
- Familiarity with property management software is advantageous.
- Physical capability to perform tasks such as climbing ladders and lifting heavy objects.
- Possession of a valid driver's license and a registered, insured vehicle.
Education
- High School Diploma or equivalent.
- Additional certifications in construction safety or technical fields are considered assets.
