Property Management Specialist

Under the guidance of the Port Territory Planning Manager, the selected candidate will oversee a collection of real estate contractual agreements. This role involves the administration, coordination, and management of a diverse real estate portfolio that includes port, industrial, and commercial properties. Additionally, the incumbent will receive, assist, advise, coordinate, and monitor requests from tenants of the Montreal Port Authority (MPA).

Management of Real Estate Contracts

  • Coordinate the drafting of contractual agreements.
    • Assess tenant needs and collaboratively establish agreement conditions in line with management directives;
    • Facilitate necessary analyses (profitability, security, feasibility, etc.) during agreement renewals.
  • Prepare all contractual agreements with tenants within the designated sectors.
  • Administer, manage, and enforce the terms and conditions of contractual agreements along with APM policies.
    • Coordinate necessary actions with various APM departments as required.
  • Input, modify, and maintain information related to contractual agreements in the portfolio and ensure billing.
    • Conduct rent assessments as stipulated in the agreements;
    • Verify compliance with required tonnage guarantees;
  • Ensure that tenant insurance is renewed and adheres to the agreement clauses.

Oversight of the Real Estate Portfolio

  • Administer and manage the properties within the assigned real estate portfolio.
  • Recommend actions for challenging cases and engage in the management of contentious issues.
  • Contribute to the budget preparation for real estate income, land, and buildings under responsibility, while monitoring variances.

Tenant Request Management

  • Receive and evaluate tenant requests or issues, determining their validity based on contractual agreement conditions, and respond by coordinating necessary resources.
  • Foster and maintain positive, long-term relationships with APM clients.

Engage in the continuous enhancement of processes within this role and/or department.

Qualifications

  • Bachelor's degree in business administration, law, or a related field;
  • Seven (7) to ten (10) years of relevant experience;
  • Knowledge or experience in real estate, particularly in managing commercial or industrial leases.
  • Proficiency in Microsoft Office Suite.
  • Experience with the SAP Real Estate module is advantageous.
  • Real estate certification is a plus.
  • Fluency in both French and English (spoken and written);
