Key Responsibilities:
· Conduct thorough reviews of client documentation in preparation for inspections, including architectural drawings, maintenance records, and analytical studies.
· Execute visual assessments of building systems, utilizing professional expertise to ascertain the physical state of heating, cooling, ventilation, distribution, fire protection, controls, and plumbing systems. These evaluations may also include compliance checks against client standards and relevant codes related to accessibility, fire safety, energy efficiency, and sustainability.
· Collaborate effectively with client facilities management teams to gather essential insights regarding operational practices, investment strategies, and functional requirements.
· Utilize advanced mobile technology, including tablets equipped with cameras and specialized software, to document findings during site visits, ensuring comprehensive justification for condition assessments.
· Generate detailed cost estimates for facility replacements and necessary corrective actions, leveraging existing data resources and occasionally consulting with vendors for pricing information.
· Record assessment findings within Gordian's asset management and capital planning software, working in conjunction with fellow assessment team members.
· Ensure individual quality assurance by verifying the completeness and accuracy of findings in alignment with project objectives, preparing for reporting and presentation of results.
· Address client inquiries by providing additional insights and guidance related to assessment outcomes.
Essential Functions:
· Demonstrate the physical capability to navigate and inspect extensive facilities, including climbing ladders and stairs to evaluate various building systems, such as roofing.
· This role requires a willingness to travel extensively, approximately 40% to 50% of the time, both nationally and occasionally internationally, for durations of up to two weeks.
Qualifications:
- Associate's or Bachelor's degree in Electrical Engineering, Mechanical Engineering, Architectural/Civil Engineering, or Facility/Construction Management, or equivalent experience.
- A minimum of five years of experience in facility assessment, inspection, operations, design, construction, or property management.
- Proficient in researching and applying relevant building codes and standards applicable to existing structures.
- Experience in conducting quantity surveys and estimating replacement costs using resources like RS Means or other construction cost databases.
- Ability to evaluate facility/system conditions and perform lifecycle analyses to identify deficiencies along with associated cost estimates for corrections.
- Competent in using computers and mobile devices, including Microsoft Office Suite (Teams, Word, Excel) and various web browsers.
- Strong written and verbal communication skills.
- Proven ability to prioritize critical tasks effectively to achieve results.
- Attention to detail and a commitment to accuracy.
- Technical certifications, professional registrations, and government clearance are advantageous.
*Knowledge across multiple disciplines, including architectural, structural, mechanical (HVAC and plumbing), electrical, and site utilities is a plus.
