Position Overview

The Real Estate and Development Department is dedicated to creating meaningful spaces and communities that reflect the values of Squamish. The Manager of Real Estate will play a pivotal role in achieving our mission of fostering long-term economic growth for the Nation and its Members, while leading innovative projects across Squamish Nation Territory.

Our initiatives evaluate Squamish Nation lands and formulate development strategies that align with the Nation's social, environmental, cultural, economic, and political objectives. Nch'ḵay̓ was established as the economic development branch of the Sḵwx̱wú7mesh Úxwumixw, Squamish Nation, with a focus on developing, managing, and owning the Nation's active businesses, ensuring a clear distinction between business and political affairs.

Role Details

The Manager of Real Estate and Development is a Permanent Full-Time role located at Nch'ḵay̓'s Head Office. This position involves generating wealth and prosperity for the Squamish Nation community, supported by a collaborative team environment. Key Responsibilities

The Manager of Real Estate Development will be instrumental in managing various complex land development and planning projects. Responsibilities include:

  1. Leading and coordinating all activities related to the management of key assets owned or managed by Nch'ḵay̓.
  2. Overseeing site selection, feasibility studies, financial assessments, and project management.
  3. Managing diverse development projects on First Nation reserves and fee simple lands, ensuring alignment with Squamish Nation values.
  4. Addressing anticipated development uses including residential, mixed-use, commercial, and industrial projects.

Property Management Duties

  1. Provide oversight of primary consultants and service providers.
  2. Conduct site inspections to ensure compliance with regulatory standards.
  3. Coordinate with Property Management to establish operating costs and ensure project completion within budget.
  4. Implement effective leasing strategies to maintain low vacancy rates.

Financial Management

  1. Develop and manage operating and capital budgets for assigned properties.
  2. Oversee financial operations, including rent collection and expense management.
  3. Prepare financial reports for stakeholders, highlighting variances and performance metrics.

Team Leadership

  1. Guide and mentor direct reports, identifying their development needs.
  2. Conduct performance evaluations and provide constructive feedback.

Qualifications

  1. Minimum five years of experience in real estate, asset, or tenant management.
  2. A relevant post-secondary degree, preferably in real estate or urban planning.
  3. Strong project management skills and the ability to navigate complex approvals processes.
  4. Excellent organizational and communication skills, with a focus on collaboration.
