POSITION ACCOUNTABILITIES
- Collaborate with fellow Property Tax team members to ensure the efficient coordination, processing, verification, recording, and monitoring of accurate property tax payments, managing approximately 6,000 tax bills in Canada to mitigate late payment penalties and interest.
- Develop a comprehensive inventory of right of way, and track class and tonnage reports to provincial and other assessment authorities for annual assessment valuations.
- Examine assessment rolls, calculating statutory rates and adjustment factors for right of way and railway land, ensuring that CPKC's properties are accurately assessed and classified in accordance with Provincial and other Assessment Regulations.
- Support the team in preparing appeals and investigating inaccurate assessments through effective communication with internal stakeholders and external tax authorities to confirm information.
- Contribute to the preparation of the Property Tax budget, monitoring and reporting monthly variances, annual accruals, and reviewing the allocation of payments, lease rebillings, refunds, and adjustments related to sales or acquisitions in SAP and Landat.
- Assist in the preparation of tax estimates and adjustments for internal stakeholders (Real Estate, Regulatory) and assessment authorities concerning sales or acquisitions.
- Help the team review and analyze Joint Section Agreement/Short Line Agreement payments to ensure accurate invoicing for CPKC. Compile and calculate tax information, rebilling users for their respective shares of taxes as per Joint Section Agreements.
- Provide necessary details for accounting purposes and assist in reporting.
- Organize the retention of tax bills, assessments, reports, and other documents pertinent to property taxes.
POSITION REQUIREMENTS
- Completion of a college diploma or undergraduate degree (general BA or business-related program) or equivalent experience.
- Experience with knowledge of tax authorities and municipal assessment processes is considered an asset, along with familiarity with SAP and Landat.
