Resident Property Manager

About the Role
Mainstreet Equity Corporation, a distinguished real estate company publicly traded on Toronto Stock Exchange (TSX), is seeking a skilled Resident Manager to join its team.
Key Responsibilities
Business Development, Marketing & Customer Service:
- Develop new business opportunities, schedule unit showings, and negotiate rental agreements.
- Manage property portfolios, ensuring lease terms are met, and post rental ads to attract new tenants.
- Respond to tenant inquiries, address resident issues, and maintain a professional relationship.
- Coordinate with maintenance staff to implement capital improvement plans and ensure timely completion of repairs.
Property Repair & Maintenance:
- Collaborate with regional managers to implement effective capital improvement plans.
- Monitor progress of repairs, maintenance, and renovations, ensuring timely completion and resident satisfaction.
- Manage tenant maintenance requests, inspect buildings, and report on deficiencies.
Upkeep & Area Maintenance:
- Oversee area maintenance staff, schedule cleaning, garbage removal, and landscaping.
- Ensure snow and ice removal, salting of entrances, and maintenance of common areas.
- Coordinate cleaning and repair of turnover suites, handle garbage and recycling bins, and maintain underground garages and parking levels.
Administrative Duties:
- Collect and deposit rental payments, administer damage deposits, and utilize Yardi system for transactions and reports.
- Receive supplies, send paperwork to head office, and assist other Resident Managers as needed.
Other Duties:
- Attend training and meetings, work with utility companies, and supervise staff and contractors.
- Perform other duties assigned by senior management.
