Sommaire de la fonction:

Relevant de la directrice principale, développement immobilier, le développeur immobilier jouera un rôle clé dans l’optimisation de notre réseau immobilier pour une bannière ainsi que de nos actifs immobiliers, en identifiant, évaluant et réalisant de nouvelles opportunités de développement ou de relocalisation.

Ce poste requiert une pensée stratégique, de solides compétences en gestion de projet, une bonne maîtrise financière ainsi que des capacités de négociation pour mener les projets du concept à la réalisation.

Votre mission sera:

Optimisation du réseau

 Analyser le portefeuille immobilier actuel et identifier les possibilités d'optimisation et d'expansion en élaborant des plans à long terme pour la croissance des magasins et les dépenses en capital;

 Rechercher et évaluer les acquisitions ou les sites de développement potentiels au moyen d'études de faisabilité approfondies afin de vérifier leur viabilité et leur rentabilité;

 Négocier la vente ou l'acquisition de terrains, de bâtiments ou de baux à long terme à des conditions favorables et conformes aux normes de l'entreprise;

Négociation des baux

 Négocier les baux et les modifications de baux avec les propriétaires et les locataires, en veillant au respect des normes de l'entreprise;

 Développer et entretenir de solides relations avec les propriétaires, les courtiers et les autres professionnels de l'immobilier;

 Collaborer avec les équipes juridiques pour examiner et finaliser les contrats et les accords;

Analyse du marché et rapports

 Réaliser des études de marché afin d'analyser le comportement des clients, déterminer la meilleure utilisation des biens immobiliers et aligner les projets sur les tendances du marché;

 Tenir des registres précis de toutes les transactions, accords et documents liés aux projets;

Profil recherché :

 Diplôme universitaire en gestion, commerce, urbanisme ou dans un domaine connexe;

 5 ans++ d'expérience dans le développement immobilier ou dans un poste similaire;

 Solides compétences en analyse et en résolution de problèmes, avec une bonne connaissance des lois sur le zonage, des permis et des processus de développement;

 Négociateur habile, notamment pour obtenir des conditions de location avantageuses;

 Excellentes aptitudes à la communication orale et écrite en français et en anglais, avec une approche collaborative dans l'exécution des projets;

 Disponibilité pour voyager occasionnellement en Ontario et permis de conduire valide pour visiter divers sites au Québec;

 Le bilinguisme (anglais et français) est requis, puisque vous serez appelé(e) à interagir régulièrement avec des clients, partenaires ou employés de l’organisation à travers le Canada, dans les deux langues officielles.
